Naples Neighborhoods & Communities

Your guide to the best neighborhoods in Naples, Florida starts here. The area’s neighborhoods fall into five kinds of place: the walkable Gulf and bay neighborhoods around Old Naples, the high-rise coast of Pelican Bay and North Naples, private golf and country club communities, estate neighborhoods on acre lots, and the newer communities of East Naples and Marco Island. In 2026, median prices ran from about $560,000 for condominiums in the Vineyards to more than $17 million for homes in Port Royal.

Old Naples and the Central Coast

The oldest part of Naples runs along the Gulf and Naples Bay from Gordon Drive to Clam Pass. Old Naples and Aqualane Shores put you within walking distance of Fifth Avenue South and Third Street South, while Port Royal and Royal Harbor are built around deep-water canals off Naples Bay, with Port Royal’s routes to the Gulf free of bridges. Farther north, The Moorings, Park Shore and Coquina Sands mix Gulf-front condominium towers with single-family streets. This is where Naples prices peak, and where Naples waterfront homes and beachfront condos concentrate.

Pelican Bay and the North Naples Coast

North of Clam Pass the coast is lined with high-rise residences. Pelican Bay covers about 2,300 acres with three miles of private beach reached by tram, and Bay Colony is its gated, most exclusive enclave. Vanderbilt Beach, Kalea Bay and The Dunes face the Gulf and Wiggins Pass, and Barefoot Beach and Bonita Bay carry the coast north toward Bonita Springs. For towers and their amenities, compare Naples high-rise condos and Naples luxury condos.

Golf and Country Club Communities

Naples is known for its private golf communities, and most of them sit inland of US 41. Grey Oaks, Quail West and Mediterra lead on price, while Vineyards, Wyndemere and Kensington offer club life at lower entry points. Membership works differently in each: in some communities golf comes bundled with every home, in others it is optional or by invitation, and each guide explains the club structure. Estate Neighborhoods

For land and privacy rather than a club, Naples has a handful of estate neighborhoods. Pine Ridge Estates offers large custom homes close to the Gulf, while Livingston Woods and Oakes Estates have lots of one to five acres, no gates and no homeowners association, with horses allowed on many parcels in Livingston Woods. Enclave of Distinction is a gated exception: 27 estate homes on 18 acres. See Naples luxury homes and Naples land for sale.

East Naples and Marco Island

South and east of downtown, newer master-planned communities offer more space for the money. Fiddler’s Creek covers nearly 4,000 gated acres, Isles of Collier Preserve is built around lakes and preserve, and Caymas has new estate homes on 780 acres. Marco Island, about 20 miles south, is its own market, laced with canals and recorded in a separate MLS. For new homes, see Naples new construction.
