Old Naples holds most of downtown’s condos: more than 100 small buildings, most of three stories or fewer, on the streets around Fifth Avenue South, Third Street South and the beach. It recorded 112 sales in 2026 at a median of $862,500, or $758 a square foot, from one-bedroom residences in 1960s buildings to new residences on Eighth Street South.
East of US 41, a handful of newer mid-rise buildings offer larger residences, all completed since 2000. Naples Square, Eleven Eleven Central, Bellasera and Bayfront recorded 42 sales at a median of $2,162,500, or $983 a square foot, up from $1,540,000 in the same months of 2025.
Naples MLS, condominium sales 1 January to 20 October 2026. East of US 41: Naples Square, Eleven Eleven Central, Bellasera, Bayfront and Palazzo at Bayfront.

A building’s age explains more of the price downtown than its address. Condos in buildings from before 1980 sold at a median of $502,500, or $581 a square foot, in 2026; in buildings completed since 2015, the median was $2,275,000, or $1,039 a square foot.
Older buildings also cost less to carry. The median of total annual association fees was $8,606 in pre-1980 buildings against $16,180 in the newest. Older buildings, though, face the inspections and reserve funding Florida now requires of condominiums three stories and higher, so their budgets deserve a careful read.

Downtown buildings set their own rules, and they vary from one address to the next. Figures are for condos sold or on the market in 2026.
What to check before you commit to a downtown residence.

We can set budgets, reserves, rules and recent sales side by side for the buildings on your list.
Arrange a Consultation
- Read the association’s finances as closely as the floor plan. Where reserves have been underfunded, owners can face special assessments running to tens of thousands of dollars.
- Florida requires milestone structural inspections of condominium buildings three stories and higher once they reach 30 years, and every ten years thereafter. The findings can lead to substantial repairs.
- Leasing is narrowly defined. Most downtown associations permit one to three leases a year, with a minimum term of 30 to 90 days; short-term holiday rentals are rarely an option.
- The association insures the structure; the interior is yours to insure through an HO-6 policy, priced by hurricane exposure and the building’s elevation.
- Rules on pets, often by number and weight, and on overnight parking for trucks, larger vehicles, motorcycles and boats are closely enforced. Confirm them before you commit.
From Dan Boyle, October 2026
Between 1 January and 20 October 2026, downtown Naples condos sold at a median of $1,263,750, or $848 a square foot. Prices ranged from about $225,000 for a small residence in a 1960s building to $4,550,000. Price per square foot varies widely with the age of the building and its distance from the Gulf.
Downtown Naples centers on Fifth Avenue South and Third Street South in Old Naples, between Coquina Sands to the north and Aqualane Shores to the south, from the Gulf beaches to Naples Bay. Newer buildings just east of US 41, such as Naples Square, Eleven Eleven Central and Bayfront, are a short walk from Fifth Avenue.
Faster than in 2025. Downtown condos sold in a median of 58 days in 2026, against 84 in the same months of 2025, and sales rose to 154 from 128. A residence priced well from the start usually sells faster than one reduced later.
Usually, but not by the week. Most downtown buildings set a minimum lease of 30 days, and some require 60 or 90 days or limit the number of leases a year. Check the association documents for the building you are considering.
It depends on the building. About 36% of downtown condos sold or listed in 2026 are in buildings that do not allow pets, and many others set limits on number or weight. Confirm the rules in writing for the specific building before you make an offer.
Two buildings on the same street can differ in age, rules and finances more than in price. We can compare them with you before you decide.
