New construction accounts for about one in seven single-family home sales in Naples, Florida: 499 new homes sold between 1 January and 8 October 2026, at a median of $782,000 and $361 per square foot. Most are in master-planned communities inland; on the coast, new houses replace older ones and sell for millions. Where they replace older homes, new houses sold at a clear premium per square foot in 2026: about 30% in Park Shore and 45% in Old Naples. In newer communities, a brand-new home and a resale cost about the same. Sales of new homes above $2 million rose to 102, from 80 in the same months of 2025.
New construction is part of the wider market for Naples homes for sale; new condominiums are covered in Naples new construction condos.

Quick Facts
Naples MLS, new-construction single-family homes, 1 January to 8 October 2026.

New single-family homes in Naples sold at a median of $782,000 between 1 January and 8 October 2026, from $325,000 in Golden Gate City to $40,180,000 on Rum Row in Port Royal. The middle half sold between $570,000 and $1.73 million, and 403 of the 473 marketed sales closed below the final asking price, at a median of 96.0%.
Price per square foot climbs steeply with price, because the expensive new homes are on the coast and the affordable ones are inland. Below $1 million, new homes sold at $309 to $337 per square foot; above $5 million, at $1,750.
| Price band | Sales, 2026 YTD | Median sold | Median $/sq ft | Sold to list | Days on market | Sales, same months 2025 |
|---|---|---|---|---|---|---|
| Under $600,000 | 147 | $524,900 | $309 | 97.6% | 68 | 150 |
| $600,000 to $999,999 | 164 | $736,000 | $337 | 96.6% | 62 | 147 |
| $1 million to $1,999,999 | 86 | $1,432,857 | $526 | 94.7% | 55 | 97 |
| $2 million to $4,999,999 | 55 | $2,814,575 | $889 | 93.7% | 119 | 41 |
| $5 million and over | 47 | $10,000,000 | $1,750 | 93.6% | 137 | 39 |
The top of the market grew fastest. 102 new homes sold for $2 million or more in 2026, against 80 in the same months of 2025, while sales under $1 million rose only slightly, from 297 to 311. See how that compares with the wider Naples real estate market.
It depends on what the new home replaced. In established neighborhoods, a new house is a different product from the 1960s or 1980s houses around it, and it sold at a large premium per square foot in 2026: about 30% in Park Shore, 45% in Old Naples and nearly 50% in Port Royal.
In master-planned communities, where many resales are only a few years old, the premium all but disappears. Esplanade, Island Walk, Valencia Trails and the Isles of Collier Preserve sold new and resale homes within about 5% of each other per square foot.

Read the percentages as direction, not price. Several communities had only five to eight new sales, and new coastal homes often sit on better lots than the older houses they are compared with.
Golden Gate Estates produced 148 of the year’s 499 new home sales, almost one in three, on large inland lots at a median of $569,500. The Valencia communities, SkySail and Orange Blossom Ranch add production homes below $1 million, while Caymas, Naples Reserve, Esplanade and the Isles of Collier Preserve sold new homes at medians between $1.6 million and $1.9 million. Buyers who would rather build their own can compare Golden Gate Estates lots.
On the coast, new homes are rebuilds on existing lots in Park Shore, The Moorings, Aqualane Shores, Old Naples and Port Royal, where the median new home sold for $6 million or more. For the full picture of coastal pricing, see Naples luxury homes.

Buying from a builder works differently from a resale. The contract is the builder’s, the timeline is the builder’s, and most of the protections are ones you have to ask for.
A new Naples home is built to rules that most older houses predate. That shows up in insurance premiums, and in what has to happen before a storm.

We can set a builder’s price against the resales around it, and register with the builder for you before your first visit.
Arrange a ConsultationThe most common mistake is walking into a builder’s sales office without an independent agent. The friendly sales team in the gallery works exclusively for the developer, and its duty is to the builder’s profit, not yours.
Going alone does not save money. The builder pays a commission either way, to its own sales team or to your agent, so you should have your own. With an independent agent and a real estate attorney, buyers can negotiate structural credits, delay penalties and flexible closing terms.
From Dan Boyle, October 2026
About 640 new single-family homes sold in Naples in 2025, and 499 sold between 1 January and 8 October 2026, roughly one in seven of all home sales. Golden Gate Estates alone accounted for 148 of this year’s new home sales. Current homes are in the new construction listings above.
Only where new construction replaces older houses. In Park Shore, new homes sold for about 30% more per square foot than resales in 2026, and in Old Naples about 45% more. In newer master-planned communities, such as Esplanade, Island Walk and Valencia Trails, new and resale homes sold for nearly the same price per square foot.
A community development district is a special district that finances roads, drainage and amenities, repaid through an annual assessment on the county tax bill, separate from association fees. Several newer Naples communities have one, including Fiddler’s Creek and Caymas. The assessment varies by parcel, so ask for the figure on the specific lot before you sign.
It is wise to have one. The builder’s sales staff represent the builder, while your agent represents you on price, upgrades, contract terms and inspections. Most builders require your agent to be registered at your first visit, so speak with our buyer’s agents before you tour a model.
Inland. Golden Gate Estates, the Valencia communities, SkySail and Hacienda Lakes produced the most new home sales in 2026, mostly below $1 million. For finished homes on larger parcels, see Naples acreage homes. On the coast, new homes are custom rebuilds in neighborhoods such as Park Shore, The Moorings and Port Royal, where most sell for several million dollars.
Every new Florida home is built to the Florida Building Code, in force statewide since 2002, with wind-rated roofs, windows and doors. In flood zones, new homes must also be elevated to current flood requirements. Those features often lower wind and flood insurance premiums, so ask the builder for the wind mitigation report and elevation certificate.
Builder contracts, lot premiums and district assessments vary from one community to the next. We can compare a new home with the resales around it before you sign.
