Land & Sea International Realty is a boutique luxury brokerage in Naples, Florida, and we add agents selectively. We look for experienced Realtors® who can carry a multi-million-dollar transaction from the first conversation to closing, and who want the support of a firm built for that work. Founded in 2018 by partners who have served Naples and Marco Island for 14 years, we pair a deliberately small team with original market research, targeted online marketing and an active off-market exchange.

At a Glance
Most brokerages grow by adding agents. We grow by adding the right ones, so every agent here works alongside peers who handle the same caliber of business, inside a brokerage built around it.
The work concentrates on the upper end of Naples and Marco Island: Gulf-front and bay-front condominiums, waterfront homes, golf and gated communities, and the private sales that never reach the MLS. Our story and principles explain why we chose this model.
We bring on agents with the knowledge to handle multi-million-dollar transactions: people who have closed them before, who can read a survey, question an elevation certificate and negotiate as the best-informed person in the room. You will need an active Florida real estate license and access to the Naples MLS through the Naples Area Board of Realtors®.
If you are newly licensed, we may not be the right first brokerage for you, and we would rather say so plainly.

The resources behind every Land & Sea agent.
It begins with a short introduction and a private conversation.
Tell us a little about your business: the markets you work, your recent transactions and what you are looking for in a brokerage. Every inquiry is kept in confidence.
Introduce Yourself
We add agents selectively rather than on a schedule. If you have experience with luxury transactions in Naples or Marco Island and are considering a move, we would welcome a private conversation. Introduce yourself below, and we will arrange a time that suits you.
We look for agents who have handled multi-million-dollar transactions and understand the issues that decide them in Naples: waterfront construction, flood elevation, condominium associations and club membership. An active Florida real estate license is required. Newly licensed agents are usually better served by a larger training brokerage first.
Compensation is discussed privately, in conversation, and reflects each agent’s experience and business. We walk through the full structure, including any fees, before anyone makes a decision. As with our clients, we prefer a direct conversation to a published schedule.
Yes. Career conversations are private, and we do not contact your current brokerage or your clients. There is no obligation in a first conversation, so take whatever time you need. If you prefer, we are glad to meet away from the office.
A few details about you and your business are all we need to begin. Your inquiry comes to us directly and stays confidential.
