What Is My Naples Home Worth? Naples & Marco Island Home Valuation

Home Values in Naples, FL

A number is only useful if it reflects what buyers will actually pay. Our Naples home valuations are based on real sales: the most comparable homes sold in your building or neighborhood, drawn from NABOR MLS data and adjusted for the views, water, condition and amenities that set your home apart. We add what we know about today’s buyers, including those who never appear online, and give you a clear price range. Tell us about your home below; there is no cost and no obligation.

When you are ready to sell, those same powerful insights shape how we bring your home to market. Our proprietary marketing ensures targeted visibility, placing your home before qualified buyers in the markets Naples draws from, across our private network and through our off-market exchange.

What You Receive

A valuation prepared by people, not an algorithm.

Sold evidence
The closest comparable sales, in the same building or neighborhood wherever possible. We weight the most recent sales most heavily. Our sales data comes from the Naples Area Board of Realtors® MLS.
Adjustments that matter
Views, floor, water and Gulf access, renovation, lot and flood elevation, weighed the way Naples buyers weigh them. Elevation also shapes what a buyer will pay to insure the home. Check any address on FEMA’s Flood Map Service Center.
Current competition
The listings yours would compete with today, and how long similar homes are taking to sell. Competition sets the ceiling as much as past sales do. See current Naples homes for sale.
Private demand
What we know about buyers in our network who are looking now. Some of them buy only off market. Learn how our off-market exchange works.
A clear range
A realistic price range and the strategy behind it, with no pressure to list.

Why Online Estimates Miss in Naples

Automated estimates average what they cannot see.

Views and floor
Two condos in the same tower can differ by hundreds of thousands of dollars on view and floor alone. Public records rarely capture either. Compare high-rise condos by building.
Water
A canal home with direct Gulf access sold for nearly five times one without Gulf access in 2026. Automated estimates often treat both simply as waterfront. See our Gulf access price data.
Condition
Renovations, roof age and impact windows change both price and insurance cost. They rarely show in public records. In Port Royal, Old Naples and Park Shore, new homes sold for 30% to 49% more per square foot than resales in 2026; see new construction premiums. Our buyer’s guide explains how insurers price them.
Clubs and fees
Bundled golf, equity memberships and association fees shift what buyers will pay. Two similar homes in different clubs can carry very different annual costs. Compare Naples golf course homes and golf condos.
Private sales
Some of the most relevant sales never appear online until after closing. From January to September 2026, 96 Naples homes and condos above $1 million sold privately. See our luxury market data.

Insider Information

Naples does not operate as one market. Sellers see headline sales in the luxury market, assume the same pricing strength applies to their property and list high to leave room for negotiation. Buyers rarely see it that way, and a poor launch can make a strong property look stale within weeks.

We price from the smallest meaningful market segment possible: a specific building, subdivision, street, view, floor plan or membership category, rather than Naples as a whole. And we resist “buying the listing” with a price the market will not pay.

Two condos with similar asking prices can also have very different financial profiles if one association has stronger reserves, lower assessments or more predictable future expenses. Pricing against them as if they were comparable is a mistake.

Home Value FAQs

What are home values in Naples, FL right now?

Naples homes sold at a median of $825,000 from January to September 2026, up 4.9% on 2025, and condos at $450,000, down 4.3%. Values vary widely by neighborhood, water and condition, so a citywide median says little about one home. A private valuation prices yours from its closest comparable sales.

How accurate are online home value estimates in Naples?

They are a rough starting point. Automated estimates cannot see views, floor, water access, renovations or club memberships, which drive much of the value of a Naples home. A valuation based on comparable sales and the home itself is far more reliable.

What happens after I request a valuation?

We review your home and its comparable sales, then share a realistic price range and the reasoning behind it. There is no obligation to list, and you are welcome to ask about any of the comparable sales. If you decide to sell, we can talk through how to sell your house in Naples.

How do you value a Naples home?

We start with the most similar recent sales from NABOR MLS data, then adjust for what buyers pay for: views, water, condition and amenities. We add what we know about current buyer demand, including off-market buyers. See our Naples real estate market report for the wider picture.

Is the valuation free?

Yes. There is no cost and no obligation, and your details are used only to prepare your valuation. Many owners request one well before they plan to sell, to understand their position, plan improvements or decide on timing for the winter season, when Naples buyer activity peaks.

Will a valuation tell me when to sell?

It helps. Alongside the price range, we show how similar homes have sold through the year, how long they took and how far below list, so you can judge whether to list now or wait for the season. The decision stays yours, and a valuation never commits you to selling.
