Quick Facts
NABOR MLS closed sales, Naples waterfront single-family homes, 5 Jan to 1 Oct 2026.

For boaters, access to the Gulf matters more than the water out back. Direct Gulf access means open water to the Gulf with no fixed bridges; indirect access means reaching it under bridges, which limits the height of the boat you can keep. In 2026, 105 Naples homes with direct access sold at a median $5,300,000, and 55 with indirect access at $3,050,000.
On canals the difference is sharpest: canal homes with direct access sold at a median $2,799,000, with indirect access at $1,542,500, and without Gulf access at $597,950. For the full picture, see Naples Gulf access homes for sale.

Naples has three main routes from the canals to the Gulf. Gordon Pass connects Naples Bay, Port Royal, Aqualane Shores and Royal Harbor to open water; Doctors Pass serves The Moorings and Park Shore; and Wiggins Pass serves Vanderbilt Beach and the canals behind it.
Farther south, Isles of Capri reaches the Gulf through the Marco Island passes, and Port of the Islands through the Ten Thousand Islands. Lakefront homes are spread through the inland golf and master-planned communities and have no connection to the Gulf.
What to check before you commit to the water.
The costs and rules that come with the water.

Bay, canal or lake, each frontage trades differently. We’ll show you which water suits your boat and your budget.
Arrange a ConsultationFor Naples waterfront buyers, the most valuable thing to understand is not the seawall or the bridge. It is FEMA’s 50% rule, known formally as the substantial improvement rule.
In a flood zone, if repairs or improvements cost half or more of a building’s market value, not counting the land, the whole house must be brought up to current flood standards. For an older waterfront home that usually means elevating it or rebuilding it.
That changes what counts as a deal. An older, unremodeled home on a prime lot can look like a chance to buy for the land, live in the house and renovate over time, but the rule can make a major remodel impossible without full compliance.
Before you buy, learn three numbers: the structure’s market value, its elevation against the required flood elevation, and what your plans would cost. Together they tell you whether you are buying a house or a lot.
From Dan Boyle, October 2026
It depends on the water. In 2026, saltwater waterfront homes in Naples sold at a median $1,900,000 and lakefront homes at $963,750. Bayfront homes had a median of $8,956,250, and the eight homes sold on the Gulf or the beach had medians above $20 million.
Direct Gulf access means open water to the Gulf with no fixed bridges, so boats of any height can reach it. Indirect access means reaching the Gulf under bridges, which limits boat height. In 2026, Naples homes with direct access sold at a median $5,300,000, against $3,050,000 for indirect access.
By 2026 saltwater sales: Port Royal (22), Vanderbilt Beach (20), Aqualane Shores (18) and Royal Harbor (18). Lakefront homes are most common in golf communities such as Fiddler’s Creek and Isles of Collier Preserve.
In the MLS, yes, and they make up most waterfront sales: 994 of 1,253 in 2026. Buyers looking for boating should filter for saltwater and Gulf access, since lakes inside golf communities do not connect to the Gulf.
Saltwater waterfront homes sold in a median 91 days in 2026, longer than lakefront homes at 55 days. Higher prices and a smaller pool of buyers explain most of the difference.
Seawalls, docks, bridges and flood elevation matter as much as the view. We can tell you what each property’s frontage really offers.
