Search all Bonita Bay homes for sale and real estate below. Bonita Bay is a 2,400-acre gated community in Bonita Springs, Florida, west of US 41 and just over the Lee County line from Naples. Roughly 1,400 of those acres are lakes, preserve and woodland, and the rest holds about 2,800 homes ranging from condominiums to estate houses. Golf membership is optional rather than mandatory, which sets it apart from most clubs of this size. It is also the most liquid market we cover: 181 homes sold in the first eight and a half months of 2026, at a median of $850,000 and a range from $290,000 to $4,800,000.

Most of the communities on this site are thin markets where a handful of sales set the price and buyers wait. Bonita Bay is the opposite, and the difference is worth understanding before you compare it to anywhere else.
Buying a home here does not commit you to the club, which is unusual at this scale. It also does not get you into it.
Bonita Bay is the largest community on this site and the only one with a genuinely liquid resale market. 2,400 acres, about 2,800 homes, roughly 1,400 acres left as lakes, preserve and woodland, and 181 sales in the first eight and a half months of 2026.
It sits in Bonita Springs, in Lee County rather than Collier, west of US 41 and about twenty minutes from downtown Naples. Golf membership is optional, and the community has its own marina and a private beach park.
The median was $850,000, but that number covers a range from $290,000 to $4,800,000 in the same year and behind the same gate. The useful question here is not what Bonita Bay costs but which part of it.
The towers sit at the top of the range and the low-rise and single-family neighborhoods below them. The table breaks out the fifteen neighborhoods inside the gate that each recorded five or more sales in 2026.

The towers sit at the top: Tavira, Seaglass and Esperia South run from $440 to $622 per square foot. The low-rise and single-family neighborhoods cluster between $245 and $353. Across the community the towers closed at a median of $1,337,500 against $697,500 for everything else.
Harbor Lakes cleared in a median of two days and Wedgewood in 19. Bay Pointe took 240 and Bay Harbor 210, at opposite ends of the price range. Speed here is not tracking price; it is tracking how well a particular product matches what buyers want.
Across all 181 sales the median was 65 days and 95% of final asking price.
The community itself provides the gate, the trails, the parks and the beach park on Little Hickory Island. The marina on the Imperial River gives direct Gulf access. None of that requires club membership.
The golf, the clubhouses, the tennis and the fitness center sit inside Bonita Bay Club, which is a separate decision with its own initiation and dues. Three courses are on site; two more are at Bonita Bay East in North Naples. Golf membership is capped, so whether there is a waitlist is worth resolving before you buy rather than after.
Bonita Bay is in Bonita Springs, in Lee County. Property taxes, permitting and school assignment all follow Lee rather than Collier, and the schools are Lee County schools. Downtown Naples is about twenty minutes south and the airport twenty-five minutes north, which is the practical appeal of the location.
Bonita Bay sits west of US 41 in Bonita Springs, just north of Bonita Beach Road, bordered by the Imperial River, Spring Creek and Estero Bay. The scale is the first thing the map shows: 2,400 acres, of which roughly 1,400 are water, preserve and woodland.
Three of the five golf courses are inside the boundary. The other two are at Bonita Bay East, several miles away in North Naples, so members drive to them. The marina sits on the Imperial River at the southern edge with direct Gulf access.
The private beach park is off the map, on Little Hickory Island — the same barrier island as Barefoot Beach, a few minutes west. The Lee County line runs just south of here, which is why this community is taxed and schooled by Lee rather than Collier.
Bonita Bay suits a buyer who wants scale, choice and a genuine entry point. It is the only community on this site where you can buy under $400,000 behind a manned gate with a marina and a private beach park, and the busiest market on this site.
It is the wrong choice if you want to be in Naples proper, which is Pelican Bay or Park Shore, or if you want golf guaranteed from the day you buy, since membership here is capped. Buyers who want mandatory-membership golf with no queue should look at Audubon or Grey Oaks.
South across the county line, Barefoot Beach puts the Gulf within walking distance of every address.
Browse the wider market through Naples homes for sale, Naples golf course homes, Naples gated communities and Naples waterfront homes, or see every community in the Naples neighborhood guides. Its towers and low-rise buildings sit within the wider market for Naples condos for sale and Naples high-rise condos. Owners weighing a sale should start with a Naples home value estimate, and note that comparables here are the other homes in your own neighborhood rather than Bonita Bay as a whole.

Arrange a ConsultationCollier County Public Schools serves Bonita Bay. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Bonita Bay is in Lee County, not Collier, so it is served by Lee County Schools rather than Collier County Public Schools. Assignment runs by address; confirm the specific property with the Lee County district rather than relying on a community-level list.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.
The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Bonita Bay occupies 2,400 acres in Bonita Springs, Florida, west of US 41 and just north of Bonita Beach Road. It is in Lee County rather than Collier, about twenty minutes from Fifth Avenue South in Naples and twenty-five from Southwest Florida International Airport. The Imperial River, Spring Creek and Estero Bay border the community.
No. Golf and club membership at Bonita Bay Club is optional and applied for separately from buying a home. That is unusual at this scale and the opposite of Grey Oaks and Audubon, where a social membership is mandatory for every owner. Golf membership is capped, so ask the club whether there is a waitlist before you buy.
One hundred and eighty-one homes sold in the first eight and a half months of 2026 at a median of $850,000, with the middle half between $550,000 and $1,625,000 and a full range from $290,000 to $4,800,000. Median size was 2,424 square feet at $357 per square foot, and buyers paid a median of 95% of final asking price.
Five in total, across two campuses. Three sit inside the community at Bonita Bay West and were designed by Arthur Hills. Two more are at Bonita Bay East in North Naples, designed by Tom Fazio, so they are a drive rather than a walk from home. Members have access to all five.
Yes to both, and the combination is rare in Southwest Florida. The private marina sits on the Imperial River with direct Gulf access, and the community has a private beach park on Little Hickory Island. That is the same barrier island as Barefoot Beach, a few minutes west.
No, and the distinction matters for taxes and schools. Bonita Bay is in Bonita Springs, Lee County, while Naples is in Collier County. Properties here are served by Lee County Schools and taxed by Lee County. The drive to downtown Naples is about twenty minutes.
Fifteen neighborhoods inside the gate sold five or more homes in 2026, at medians from $320,000 to $2.2 million. We can tell you which one fits before you start touring.
