Quick Facts
Naples Beach Club combines a Four Seasons resort and a private residential community on the same 125 acres.
The two groups of residences differ most in setting.
Naples Beach Club occupies the site of one of the oldest resorts in Naples. The Watkins family opened the Naples Beach Hotel & Golf Club in 1946, and for about 75 years it was where the town gathered for sunsets, weddings and golf. In 2021 The Athens Group and MSD Partners bought the 125-acre property, with about 1,000 feet of Gulf beach, and rebuilt it with Four Seasons operating the resort and Discovery Land Company curating the residential club, as set out in the 2021 acquisition announcement.
The residences come in two groups. Fifty-eight beachside residences, including Beach Houses and penthouses, stand in three mid-rise buildings directly north of the resort on the Gulf. Ninety-five golfside residences occupy five buildings across Gulf Shore Boulevard, facing the new golf course.
Six residences closed between 5 June and 2 September 2026 at a median of $15,000,000, or $3,226 a square foot. That is the highest median price per square foot of any Naples condominium community in our 2026 comparison, roughly two and a half times the next-highest community, Bay Colony. Sizes ran from 2,670 to 6,805 square feet, with three to five bedrooms.

All six closings carry the MLS status Sold Data Entry: each residence was sold without a public listing and recorded in the MLS afterwards, for the record. There is therefore no days-on-market or sold-to-list figure to report, and because only recorded closings appear, the MLS count may understate how many residences have closed.
Residents have spaces of their own, separate from resort guests: a Residents’ Beach Club with a lounge, spa and fitness centre, and a Residents’ Beach House with adult and family pools, a beachside concierge and poolside dining. The Tom Fazio-designed 18-hole golf course covers about 100 acres of the property and is set to open in 2026, according to Four Seasons.
Market Square, on the property, holds Naples Trading Company, a cinema, a kids’ club and a sports pub, and residents also have HB’s on the Gulf and the Sunset Beach Bar, as described by the developer, The Athens Group.
Naples Beach Club sits on Gulf Shore Boulevard North, north of downtown Naples, inside the Coquina Sands neighborhood. The beachside residences stand directly north of the Four Seasons resort on the Gulf, and the golfside buildings lie across the boulevard beside the golf course. Lowdermilk Park is nearby on the same road, and Fifth Avenue South is a short drive south.
Naples Beach Club suits a buyer who wants new construction on the Gulf with resort services, a private club and golf on the same property, and who values that over the seclusion of a residential tower. Because nearly every sale so far has been private, it is also one of the hardest buildings in Naples to price from public records.
It is the wrong choice if you want a quiet tower without hotel guests, which points to Bay Colony or Naples Cay, or a walk to the restaurants of Old Naples, where Naples Square and Eleven Eleven Central offer new downtown residences. For the neighborhood around it, see Coquina Sands. Browse the wider market through Naples condos for sale, Naples beachfront condos and Naples luxury condos. Owners weighing a sale should start with a Naples home value estimate, since most of the building’s comparables are private sales that online estimates never see.

Six residences closed between June and September 2026 at a median of $15,000,000, from $7,750,000 to $24,000,000, according to NABOR MLS records. The median of $3,226 a square foot is the highest of any Naples condominium community in 2026, and sizes run from 2,670 to 6,805 square feet with three to five bedrooms.
There are 153 private residences: 58 beachside residences in three mid-rise buildings directly north of the resort, and 95 golfside residences in five buildings across Gulf Shore Boulevard, facing the golf course. The beachside group includes Beach Houses and penthouses; the golfside residences add private pools.
The Athens Group redeveloped the property with MSD Partners, now BDT & MSD, after acquiring it in 2021. Four Seasons operates the resort, and Discovery Land Company curates the residential club and its amenities. The architecture is by Hart Howerton, with interiors by Champalimaud Design.
Most have not been. Every one of the six 2026 closings in the NABOR MLS was a Sold Data Entry record, sold without a public listing and entered after closing. Resales by owners can be listed publicly like any other residence.
Nearly every sale here has closed privately, so the public record says little about value. We can help you judge a residence against the sales on record and the resales now coming to market.
