Mediterra’s Setting Without a Club

The Enclave of Distinction sits inside the outline of Mediterra, surrounded on three sides by its neighborhoods. It shares the location and none of the obligations.

Surrounded, but separate
Mediterra’s Caminetto, Cabreo and Lucarno neighborhoods border the Enclave to the north, east and south, with Livingston Road on the west. The two are separate gated communities with separate associations.
No club and no initiation
There is no golf course, clubhouse or membership here. For a buyer in this part of North Naples, where most comparable homes sit inside a club community, that removes the single largest cost beyond the purchase price.
Low association fees
At launch the association fee was about $322 a month, covering the lakes, common areas, gatehouse and cable and internet. That figure dates from 2020 and was published as subject to change, so ask for the current budget before relying on it.
What you give up
Without a club there is no shared pool, fitness center, dining or social program inside the gate. Buyers who want those will find them next door, but only by joining a club elsewhere.
Who it suits
Someone who wants a new, well-built house in a North Naples setting and has no interest in golf or club life. It is a small, quiet street rather than a resort community, and it is priced accordingly.

Two Sales, Five Plans and One Builder

With 27 homes and only two sales in 2026, a median would mean nothing. What makes pricing possible here is that every house is one of five known plans from one builder.

The 2026 sales
A 3,770-square-foot home sold in March for $3,370,000, at its full asking price after a single day. A 4,111-square-foot home sold in April for $3,700,000, down from $3,995,000 after 176 days. Both came to about $900 per square foot.
Five plans, all by Stofft Cooney
The Haven, Retreat, Sanctuary, Oasis and Edgewater run from 3,240 to 5,223 square feet, in one- and two-story versions on lots at least 80 feet wide. Knowing which plan a listing is does most of the work of pricing it.
What launch buyers paid
When sales began in 2020, base prices for the five plans ran from $1,787,000 to $2,538,000. Base prices exclude options, upgrades and lot premiums, and construction costs rose sharply after 2020, so the comparison with later resale prices is indicative rather than exact.
Match the plan, then the sale
The two 2026 sales, of 3,770 and 4,111 square feet, sit in the middle of the plan range. Matching a listing to its plan, and then to the nearest recent sale of that plan, is the most reliable way to price a home here.
New or resale
Buyers here may find both builder-completed homes and resales from earlier owners, and they are different purchases. New homes carry builder warranties and current specifications; resales usually carry a lower price per foot.

What to Know Before Buying in the Enclave of Distinction

The Enclave of Distinction is one of the smallest gated communities in Naples: 27 houses on a private circular road around a lake, with a second lake and 4.5 acres of preserve. Brick-paved streets, natural gas and a gatehouse, and nothing else in the way of shared amenities.

That restraint is the point. Most of the comparable homes along the Livingston Road corridor sit inside club communities, and this one offers the same location, a new house and a gate, without the club, the initiation or the dues that come with it.

What Does the Enclave of Distinction Cost?

Two homes in the Enclave of Distinction sold in 2026, both at about $900 per square foot. With 27 homes in total, a handful of sales is all this market shows in a year, so each one matters.

Read it plan by plan rather than as a whole. Five floor plans cover every house in the community, so a listing is best priced against a recent sale or listing of the same plan, adjusted for age and the lot it sits on.

Home Size Built Price Per sq ft Status
Four bedrooms plus den 3,770 sq ft — $3,370,000 $894 Sold March 2026, in one day
Four bedrooms plus den 4,111 sq ft — $3,700,000 $900 Sold April 2026, asked $3,995,000

What the launch prices tell you

When sales opened in 2020, Distinctive Communities published base prices of $1,787,000 to $2,538,000 across the five plans. Those were starting figures for a house on a standard lot, before any of the choices buyers actually made.

The two homes that sold in 2026 closed at $3.37 million and $3.7 million, for houses of 3,770 and 4,111 square feet. Base prices never included options, finishes or lot premiums, and building costs rose steeply after 2020, so this is not a clean measure of appreciation. It does show how far prices here have moved since launch.

The five floor plans

Floor plans by Stofft Cooney Architects for Distinctive Communities. Every plan includes a private pool and a three-car garage. Sizes are under air.
Plan Bedrooms Baths Size
Haven 3 3.5 3,240 sq ft
Retreat 3 3.5 3,487 sq ft
Sanctuary 4 4.5 4,002 sq ft
Oasis 4 4 plus 2 half 4,869 sq ft
Edgewater 5 5 plus 2 half 5,223 sq ft

Every lot is at least 80 feet wide, and the lots are oriented toward the two lakes, the preserve and the green space, which is where much of the difference between two homes of the same plan comes from.

Homes are built as smart homes on concrete block with impact windows and doors, and the plans can be customised. When comparing two homes of the same plan, ask what was upgraded and when, since the options chosen at build can move the price as much as the lot does.

Where is Enclave of Distinction?

The Enclave of Distinction sits on the east side of Livingston Road in North Naples, a little south of the Lee County line. The map shows its unusual position: Mediterra’s Caminetto, Cabreo and Lucarno neighborhoods border it on the north, east and south, with only Livingston Road on the open side.

Enclave Circle runs around the central lake, with a second lake and the preserve at the edges. At about 18 acres for 27 homes, the whole community is small enough to walk end to end in a few minutes.

Talis Park lies just to the north, Mercato and Waterside Shops are a short drive south-west, and the beaches at Vanderbilt and Barefoot are about fifteen minutes west. The I-75 interchanges at Immokalee Road and Bonita Beach Road are close by.

Additional Enclave of Distinction Information

The Enclave of Distinction suits a buyer who wants a new, custom-quality house in North Naples, behind a gate, without joining a club. It is small, quiet and low-maintenance, and the association covers the lakes, common areas and gate for a modest fee.

It is the wrong choice if you want golf, a clubhouse or a social calendar on your doorstep. For that, Mediterra surrounds it and Talis Park is just to the north; for a small club community with a single course, look at Collier’s Reserve. Buyers who want land rather than a lake view should consider Pine Ridge Estates.

For land rather than a gate, Livingston Woods and Oakes Estates offer acre lots a few minutes away with no association at all.

For new homes at this price level elsewhere, see Naples luxury homes. Owners weighing a sale should start with a Naples home value estimate, and price against the same plan rather than the community. Enclave of Distinction Schools

Collier County Public Schools serves Enclave of Distinction. The schools below are the assignment returned for a representative address in the neighborhood.

Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.

The Enclave of Distinction is zoned for Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High. Assignments in this part of North Naples have changed in recent years and differ between neighboring communities, so confirm the specific address rather than relying on the community name or on an older published list.

Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.

The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Enclave of Distinction FAQs

Where is the Enclave of Distinction?

It sits on the east side of Livingston Road in North Naples, in the 34110 ZIP code, between Immokalee Road and Bonita Beach Road and just south of the Lee County line. Mediterra surrounds it on three sides and Talis Park lies to the north. Mercato and the beaches at Vanderbilt and Barefoot are a short drive west.

Is the Enclave of Distinction part of Mediterra?

No. Mediterra’s neighborhoods wrap around it to the north, east and south, which is why it is often assumed to be part of it, but the two are separate gated communities with separate associations. Owners in the Enclave have no Mediterra membership or amenities with their home. For the larger community next door, see Mediterra.

Do you have to join a club?

No. There is no golf course or clubhouse in the Enclave of Distinction and no membership of any kind. Owners pay an association fee, which at launch in 2020 was about $322 a month and covered the lakes, common areas, gatehouse and cable and internet. Confirm the current figure, since it was published as subject to change.

What do homes cost in the Enclave of Distinction?

Who builds the homes?

Every home is built by Distinctive Communities, a family-owned Naples builder run by Steven and Matthew Fiterman, which previously built The Watercourse at Talis Park. The five floor plans were designed by Stofft Cooney Architects of Naples. Every home in the community is one of their five plans.

What are the floor plans?
