Naples Real Estate by Lifestyle

Find Naples real estate by the way you want to live: on the water, on the golf course, behind a gate, in a high-rise above the beach, or in a newly built home. Each lifestyle guide below gathers the communities, prices and live listings that fit, drawn from the same NABOR data as our neighborhood guides. In 2026, single-family homes in Naples sold at a median $825,000, saltwater waterfront homes at $1.9 million, and homes with direct Gulf access at $5.3 million.

Golf and Club Living

Naples has one of the deepest concentrations of private golf in the country. Membership ranges from optional to equity to bundled golf included with every home, and the difference shows in carrying costs. In 2026, 841 golf community homes sold through early October at a median of $1,385,000, and Grey Oaks, Quail West, Mediterra and Talis Park produced most of the sales above $3 million. Golf condos, about a third of them coach homes, sold 1,191 times at a median of $500,000.

Life on the Water

Naples is built around the Gulf, Naples Bay and miles of canals. These guides separate beachfront from bayfront, saltwater from lakefront, and direct Gulf access from routes under bridges, because each trades very differently. Of the 1,253 waterfront homes sold in 2026 through October 1, the 259 on saltwater sold at a median of $1,900,000, against $963,750 for lakefront homes. Homes with direct Gulf access, with no fixed bridges between the dock and open water, sold at $5,300,000.

New Construction

Newly built homes and condominiums carry modern codes, elevations and impact glass, which can matter as much as finishes for insurance and resale. About one in seven Naples home sales in 2026 was new construction: 499 homes through early October, at a median of $782,000. Most are in master-planned communities inland, while on the coast new houses replace older ones and sell at a premium of 30% to 45% per square foot.

Gated and Private

Gates range from a code at the entrance to a staffed guardhouse with patrols. Most of the larger golf communities are gated, as are several coastal enclaves. More than half of Naples single-family sales in 2026 closed behind a gate: 1,880 homes through early October, at a median of $943,250. Gated golf communities sold at a median of $1,400,000, against $800,000 in gated communities without a club.

Active Adult and 55+ Communities

Active adult communities are among the most searched lifestyles in Naples. Under the federal Housing for Older Persons Act, a 55+ community must have at least one resident aged 55 or older in at least 80% of its occupied homes, and many add clubhouses, fitness and social calendars built around that age group.

Luxury Real Estate

Homes of $1 million and above made up 40% of Naples sales in 2026 and 77% of the dollar volume. The top of the market concentrates on the Gulf and Naples Bay. So far in 2026, 687 single-family homes have sold for $2 million or more, at a median of $3,370,000, with the highest prices in Port Royal and Aqualane Shores. Condos at that level sold 289 times at a median of $2,800,000, nearly half of them in the Gulf-front towers of Pelican Bay and Park Shore.

Homes by Feature

Some searches start with the house rather than the place: a pool, a single level, land, or a home with history. Land is the most negotiable part of the market: 397 lots and acreage parcels sold from January to September 2026 at a median of $160,000, with about 15 months of supply. Most of that volume is in Golden Gate Estates, where a typical 2¼-acre homesite sold for $130,000.

Condo Living

Condominiums make up most Naples sales by count. Fees, rental rules, pet policies and reserves vary building by building. Through late September 2026, 3,523 Naples condos sold at a median of $450,000, with the middle half between $305,000 and $780,000. Gulf-front towers such as Bay Colony and Naples Cay sold for medians near $4 million, while most inland golf-community condos sold below $600,000.

Market Opportunities

Distressed and discounted listings are a small share of the Naples market, but they reward buyers who can act quickly and inspect thoroughly. Bank-owned homes are usually sold as-is, and short sales need the lender’s approval, which can add weeks or months to closing. Florida forecloses through the courts, so these listings reach the market slowly, and condo buyers should order an estoppel certificate to see any unpaid association dues or assessments before closing.

Insider Information

For owners here full-time or for the season, much of Naples’s appeal is how well it is kept. In newer communities the utilities run underground, the medians are landscaped, and sign rules keep commercial clutter off the main roads.

Naples has also long ranked among the safest places to live in Florida, which gives owners real peace of mind, whether they are here or away.
