Coach Home, Villa or Estate: Three Mediterra Markets

Mediterra’s median hides three distinct products. Each prices, sells and negotiates differently, so the right comparison is always within type.

Coach homes
The 17 coach homes that sold went for a median of $1,350,000 and $470 per square foot, and took a median of 110 days. They are the most accessible way into the community and the slowest to sell.
Villas
The 19 villas sold at a median of $2,500,000 and $825 per square foot. Lucarno, Cabreo and Villoresi accounted for thirteen of them, which makes villas the busiest part of the market.
Single-family homes
The 10 single-family homes sold at a median of $4,862,500 and $948 per square foot, and moved fastest. The two Cortile sales, at the top of the market, came to a median of more than $1,500 per square foot.
Buyers negotiated on nearly everything
Forty-five of the 46 sales closed below their final asking price, at a median of 93%, and nine took more than 200 days to sell. Asking prices here are a starting point, not a verdict.
What to do with it
Compare a coach home only with coach homes, a villa with villas, and so on, ideally in the same neighborhood. Then add the club, association and CDD charges for that specific home before comparing it with a community elsewhere.

The Club at Mediterra: Membership Is Mandatory

Every Mediterra owner must be a member of the club, and only owners can join. What that costs depends heavily on the category a buyer chooses.

All owners are members
The club’s own guide states that all owners must be members and all members must be owners, and new owners go through an application, interview and orientation. The club is member-owned, so members hold equity and votes.
The base membership has no joining fee
The club’s October 2021 guide describes social membership as complimentary, with no joining fee and no annual dues. Instead every owner pays an annual Amenity Preservation Fee set by home type, which the guide put at $1,900 for coach homes, $2,400 for villas and $2,900 for single-family homes.
Golf and the Beach Club cost more
Full golf, limited golf and sports-and-beach categories carry their own joining fees and dues. Golf is capped at roughly 450 members across the two Tom Fazio courses, so it is not always available on demand.
Some resales bring golf with them
Listings sometimes advertise a golf membership available at closing, transferred from a seller who is resigning. Where that is offered, confirm exactly what transfers, who pays which fees and how long club approval takes.
Get the current figures
Fees in the club’s published guide are several years old. Ask the club for the current schedule for the category you want before making an offer.

What to Know Before Buying in Mediterra

Mediterra is a large private club community in North Naples with a complete set of amenities: two Tom Fazio golf courses, a clubhouse, a sports club and a private beach club on the Gulf, all behind one gate. More than half of its land is lakes and preserve.

It is also a community of three quite different markets, spread across two counties. A buyer comparing a Calabria coach home with a Teramo estate is looking at different products, different prices and, in some cases, a different county.

What Does Mediterra Cost?

Forty-six homes in Mediterra sold between 8 January and 18 September 2026 at a median of $2,100,000, from $850,000 to $10,950,000. That median sits between coach homes near $1.35 million and single-family homes near $4.9 million, and describes neither.

Buyers negotiated on almost every sale. Forty-five of the forty-six closed below their final asking price, and the median marketing period was 96 days.

The coach homes show the county split most clearly. Monterosso, on the Collier side, sold at a median of $1,530,000 and $570 per square foot; Calabria and Porta Vecchio, on the Lee side, sold for less at $438 and $496, although their homes are larger.

The sales records do not say why. Location within the community, the age and views of each building, and the county’s tax rate and schools could each play a part, so compare coach homes building by building rather than assuming the county explains it.

The CDD, neighborhood by neighborhood

Mediterra Community Development District assessments for fiscal year 2026–27, per home: operations and maintenance of $1,600 plus bond debt service. Source: the district’s proposed assessment schedule.
Neighborhood County Type CDD total Years of bond payments left
Monterosso Collier Coach $2,153 4
Porta Vecchio Lee Coach $2,224 4
Calabria, Brendisi Lee Coach $2,252 4
Villoresi, Medici, Milan Collier Villa $2,345 4
Villalago, Terrazza, Serata Lee Villa $2,474 4
Positano Lee Villa $2,693 4
Lucarno, Cabreo Collier Villa $2,976 7
Teramo Lee Single-family $3,910 4
Cellini, Buonasera, Caminetto Collier Single-family $4,352 7
Il Cuore Lee Single-family $4,915 4

Every home pays the same $1,600 for operations and maintenance; the difference is bond debt service, which runs from about $550 for a coach home to more than $3,300 in Il Cuore. Most neighborhoods have four years of bond payments left in the district’s current schedule, and the Phase III neighborhoods, including Lucarno and Cabreo, have seven.

Once the bonds are retired, only the operations charge remains. The schedule also shows the outstanding bond principal for each home, so ask for the figure on the specific parcel and whether it can be paid off early.

Additional Mediterra Information

Mediterra suits a buyer who wants a full private club, golf, a beach club and a large, quiet setting in North Naples, and who is comfortable with mandatory membership. Its coach homes and villas also make it one of the more accessible ways into a club of this standard.

It is the wrong choice if you want to avoid a club altogether. The Enclave of Distinction, surrounded on three sides by Mediterra, has no club at all. For other private club communities nearby, compare Talis Park, Quail West and Grey Oaks; the Mediterra Beach Club shares Little Hickory Island with Barefoot Beach.

East of I-75 the same money buys more land: TwinEagles and Quail West both offer 36 holes at a lower price per square foot.

Browse the wider market through Naples homes for sale, Naples golf course homes and Naples gated communities, or see every community in the Naples neighborhood guides. Its coach homes and villas also sit within the market for Naples condos for sale and Naples golf course condos, and its estates among Naples luxury homes. Owners weighing a sale should start with a Naples home value estimate, and school zoning is covered in our guide to Collier County schools.

Mediterra Schools

Collier County Public Schools serves Mediterra. The schools below are the assignment returned for a representative address in the neighborhood.

Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.

Mediterra spans two counties and two school districts. Homes on the Collier County side, such as Monterosso, are zoned for Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High; homes on the Lee County side, such as Calabria, attend Bonita Springs Elementary, Middle and High. Both were confirmed on the county locators in September 2026. Check the county on the property record before relying on either.

Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.

The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Mediterra FAQs

Where is Mediterra in Naples?

Mediterra is in North Naples, Florida, off Livingston Road north of Immokalee Road, with the clubhouse at 15755 Corso Mediterra Circle in the 34110 ZIP code. Its northern neighborhoods cross into Lee County, even though every address in the community reads Naples. The Gulf beaches are a drive west across US 41.

Do you have to join The Club at Mediterra to buy a home?

Yes. Every owner must be a member, and only owners can join, but the basic social membership carries no joining fee or annual dues. Owners instead pay an annual Amenity Preservation Fee by home type, and golf and beach categories cost more; the club’s membership guide sets out the categories.

What do homes cost in Mediterra?

Forty-six homes sold between January and mid-September 2026 at a median of $2,100,000, with the middle half between $1,555,625 and $3,775,000 and a full range from $850,000 to $10,950,000. Coach homes sold at a median of $1,350,000, villas at $2,500,000 and single-family homes at $4,862,500.

Is part of Mediterra in Lee County?

Yes. Neighborhoods including Calabria, Brendisi, Positano, Teramo, Villalago and most of Porta Vecchio lie in Lee County, although their addresses read Naples. That changes the property tax rate and the public school district, so confirm the county on the property record for the specific home before relying on either.

Does Mediterra have a CDD?

Yes. The Mediterra Community Development District charges every home $1,600 for operations and maintenance plus bond debt service, for totals of roughly $2,150 to $4,900 a year in fiscal 2026–27. The district’s schedule shows most bonds with four years of payments left; its assessment schedule lists each neighborhood.

Does Mediterra have a beach club?

Yes. The private Mediterra Beach Club sits on Little Hickory Island at Bonita Beach, with a two-story clubhouse of about 10,000 square feet, a heated pool, dining and cabana service on roughly 200 feet of shoreline. Access depends on membership category, so confirm it is included in the category you intend to join.
