Quick Facts
In most Naples neighborhoods the price per square foot falls as houses get larger. Royal Harbor works the other way, because the larger houses are mostly the new ones.
Royal Harbor is governed lightly: no gate, no mandatory association, and public streets maintained by the City of Naples. What that leaves is the water infrastructure, which belongs to each owner.
Royal Harbor is the waterfront neighborhood that sits across the bay from Port Royal and charges a fraction of the price. Almost every house is on a canal, most have a dock, and the route to the Gulf runs through Naples Bay and Gordon Pass without a single fixed bridge.
It is also the least governed neighborhood we cover: no gate, no mandatory association, no design review. What an owner does with a dock is between them and the city.
Twenty-one properties in Royal Harbor sold between 2 February and 1 September 2026 at a median of $2,975,000, from $590,000 for a condominium to $15,150,000 for a house on Dolphin Court. Buyers negotiated on nearly all of them: nineteen of the twenty-one closed below the final asking price, at a median of 92%.
The 18 houses sold at a median of $3,087,500. Read them by size band, because the pattern runs opposite to most of Naples.

|---|---|---|---|---|---|
| Under 2,200 sq ft | 4 | $2,100,000 | $1,141 | 88% | 67 |

Across the bay the same water costs far more: Aqualane Shores and Port Royal both trade at multiples of this per square foot for comparable Gulf access.
| Street | Sales | Median sold | Per sq ft | Days |

Snook Drive was the busiest street with six sales, at a median of $3,025,000. Cobia Court and Tarpon Road reached higher figures, and the year’s top sale, on Dolphin Court, closed at $15,150,000 and $2,331 per square foot.
Street alone will not price a house here. Position on the canal, the length of the seawall and the age of the house move the figure more than the address does, which is why two sales on the same street can sit millions apart.
Four of the year’s sales took more than 200 days, and the two deepest discounts, at 74% and 78% of final asking price, were both on Snook Drive. Sellers of original houses are competing against buyers who intend to rebuild.
For those buyers the house is close to irrelevant. What they are buying is frontage, exposure and a route to the bay, which is why the seawall, the dock permits and the elevation certificate matter more here than the kitchen does.
Royal Harbor lies on the east side of Naples Bay, east of US 41 and just south of downtown Naples. Its canals run off the bay, and the streets end at the water rather than joining through routes, so traffic is almost entirely residents.
Fifth Avenue South, Tin City and Bayfront are minutes away by car, and Keewaydin Island is a short run by boat through Gordon Pass.
Port Royal and Aqualane Shores lie directly across Naples Bay to the west.
Royal Harbor suits a boater who wants deep water, no fixed bridges and downtown Naples five minutes away, without a gate or an association. It also suits buyers planning to build, since original houses on good frontage still come to market.
It is the wrong choice if you want amenities, a club or a maintained community. Across the bay, Port Royal and Aqualane Shores offer the same boating access at several times the price; Old Naples trades the dock for walkability; and The Moorings adds a private beach park.
Across the bay, Windstar on Naples Bay adds a marina and a golf course behind a gate, and the Isles of Collier Preserve offers newer houses on the same water system.

Owners weighing a sale should start with a Naples home value estimate, priced on frontage as much as floor area, and school zoning is covered in our guide to Collier County schools.

Royal Harbor sits on the east side of Naples Bay, just south of downtown Naples, Florida, in the 34102 ZIP code, east of US 41. Its streets are named after fish and birds, from Snook Drive and Marlin Drive to Kingfish Road and Dolphin Court. Fifth Avenue South is about five minutes away.
There is no mandatory homeowners association. A voluntary association exists, with nominal annual dues reported at around $50, and it acts for residents rather than governing them. The streets are public and maintained by the City of Naples, so there are no private road or gate costs either.
Twenty-one properties sold between February and early September 2026 at a median of $2,975,000, with a full range from $590,000 to $15,150,000. The 18 houses sold at a median of $3,087,500 and $1,141 per square foot; the three condominium sales were much lower, at a median of $845,000.
Yes. Most canals here run to Naples Bay and out through Gordon Pass with no fixed bridges, which is why the neighborhood suits larger vessels and sailboats. Depth, canal width and the route to the bay still differ between streets, so confirm both the draft and the run time for a specific dock.
Yes, a small number in low-rise buildings such as Blue Point and along Little Neck Court and Curlew Avenue. Three sold in 2026, between $590,000 and $1,399,000, which makes them the least expensive way into the neighborhood. Several have their own dockage, so check what conveys with the unit.
The age and condition of the seawall, the dock and lift permits, the depth at the dock at low tide, and the finished-floor elevation with a current flood insurance quote. In a canal neighborhood built from the 1950s, these vary house by house and can cost more to put right than any cosmetic work.
Nineteen of twenty-one sales closed below asking, and price per square foot ran from under $900 to over $2,300. We can tell you what a listing is really worth on its stretch of water.
