Selling your house in Naples or on Marco Island well comes down to preparation, pricing and reach. Land & Sea International Realty is a full-service luxury brokerage, founded in 2018 by agents who have served Naples and Marco Island for 14 years. We price from sold data, present every home with care, reach qualified buyers wherever they live through strategic online marketing, and keep an active off-market exchange for sellers who value discretion.

Public launch, private offering or a staged combination of the two, timed to the season when your buyers are in Naples.
Professional photography, film and aerial imagery, with guidance on preparation, so the home makes its best first impression.
Strategic online marketing aimed at buyers in the markets Naples draws from, our client network and our off-market exchange.
We qualify every buyer, negotiate price and terms, and manage inspections, approvals and closing, here or remotely.

Not every seller wants a public listing. Some value privacy; others want to test price quietly before a launch. We act as a market-maker, matching owners and qualified buyers through an active off-market exchange, so many of our sellers have options beyond the open market.
The Naples luxury market already works this way more than most people realize: from January to September 2026, 59 single-family homes and 37 condominiums above $1 million closed as private sales, entered in the MLS only after closing. Whether your home is offered privately, publicly or both in sequence is a decision we make with you, within the rules of our MLS.
Buyers rarely live in Naples when they start looking.
What the 2026 data says about leverage.
Naples has a pronounced season. Seasonal residents and visiting buyers arrive from January to April, when showings and competition peak, then the market slows through summer and early fall, and activity rises again from November.
For most homes, launching in late fall or early winter puts the property in front of the largest pool of buyers. Hurricane season runs from June 1 to November 30, when insurers can pause new policies during a named storm and delay a buyer’s closing, so we plan contract dates with that in mind.
Cash buyers and instant-offer companies advertise heavily to Naples owners who want to sell a house fast or as-is. A cash offer can close in days and skip repairs and showings, which can suit an inherited home, a home that needs major work, or an owner who has to move at once.
The trade-off is price. A cash buyer sets its offer below market value to cover its own repairs, resale costs and profit, while Naples homes sold on the open market at a median 95.6% of list price in 2026. We can value your home against real sales so you can weigh any cash offer on the numbers, and where speed matters, offer it privately to qualified buyers already looking.
| Cash buyer or instant offer | Market sale | Private sale | |
|---|---|---|---|
| Price | Below market value by design | Median 95.6% of list price, 2026 Q1–Q3 | Negotiated directly with qualified buyers |
| Time to contract | Days | Median 58 days, 2026 Q1–Q3 | Depends on the buyer match |
| Repairs and showings | None | Preparation, photography and showings | A few private showings |
| Who buys | Investors and resellers | The full pool of buyers, local and out of state | Buyers already known to us |

In Collier County, sellers customarily pay the deed stamps, while buyers pay for title insurance; in Lee County and many other Florida counties, the seller pays for the owner’s title policy. Sellers who are not U.S. persons should plan for FIRPTA withholding and speak with a tax adviser early.
| Cost | Usually paid by | Notes |
|---|---|---|
| Documentary stamp tax on the deed | Seller | $0.70 per $100 of the price |
| Owner’s title insurance policy | Buyer | Customary in Collier County; the seller usually pays in Lee County |
| Brokerage fee | Seller | Discussed in your consultation |
| Mortgage payoff and release | Seller | If the property has a loan |
| Association estoppel letter | Varies | Set by the association and contract |
| Prorated property taxes and dues | Shared | Divided as of the closing date |
| FIRPTA withholding | Foreign sellers | Generally 15% of the price, unless reduced or exempt |
Working with Sue and her team was a great experience. They took care of everything. They made it very easy to sell a condo in Shipps Landing. We were not in Florida and did the entire transaction remotely.
Sue and Abbey were wonderful to work with! They really made both the buying and selling process go very smoothly for us. They were very attentive, communicated very promptly and were always very helpful with all aspects of the sale process.
We would strongly recommend Land and Sea Int’l Realty for all of [your] Realtor® needs in Naples and Marco Island. With a veritable SWAT team of helpers the entire process was incredibly smooth, efficient and without issue.
We have bought and sold four condos and a house with Land & Sea. Sue Boyle is professional, patient (we’re old), and very accommodating. My husband and I highly recommend Land & Sea.
The highest offer is not always the strongest offer. Inspection periods, escrow deposits, financing, appraisal exposure, contingencies, closing dates and the buyer’s ability to perform can all change the risk of a transaction.
A slightly lower cash offer with a meaningful deposit and a short inspection period may be stronger than a higher financed offer with multiple exit points. We compare offers by both price and probability of closing.
Sellers also sometimes assume an “As Is” contract removes their duty to disclose. It does not. Known material defects that are not readily observable may still require disclosure, so we encourage complete disclosures early. Fewer surprises usually mean a cleaner closing.

From sold data, not list prices: what similar homes nearby sold for in 2026, how long they took and how far below list. We add what we know about current buyers, including off-market demand, and agree a strategy with you. For a first estimate, see what your Naples home is worth.
Buyer activity peaks from January to April. Listing in late fall or early winter usually puts a home before the most buyers, though well-priced homes sell in every season. Hurricane season, from June to November, can also slow closings when insurers pause new policies, so we plan contract dates around it.
A sale arranged without a public listing, offered to a select group of qualified buyers. In Naples, 96 homes and condos above $1 million sold this way from January to September 2026. We discuss with you whether a private, public or staged launch suits your goals.
Naples homes sold in a median 58 days and condos in 72 days from January to September 2026, before closing. Pricing, presentation and season all move that number. Our Naples real estate market report tracks it by price range. Closing usually follows 30 to 45 days after a contract is signed.
Sellers in Collier County customarily pay the deed stamps ($0.70 per $100 of the price), any loan payoff and their share of prorated taxes, while the buyer customarily pays for title insurance. Brokerage fees are discussed privately in your consultation.
Yes. Many of our sellers live elsewhere for part or all of the year. We manage showings, inspections and repairs on your behalf, and closings can be completed remotely with the title company. Many of our owners never need to fly in at all.
Start with a valuation based on recent sales of similar homes, then prepare the house and choose a launch date that suits the season. Work with an agent who prices from sold data and can reach buyers beyond Naples. With us, that is the five-step Land & Sea Method, from valuation to closing.
Only if speed or condition matters more than price. A cash buyer can close in days without repairs or showings, but prices its offer below market value. Naples homes sold at a median 95.6% of list price in 2026. Weigh any cash offer against what your Naples home is worth before you sign.

A private consultation costs nothing and commits you to nothing. We’ll show you what homes like yours sell for, and who is looking.
Arrange a ConsultationWhether you plan to sell this season or simply want to know your options, we will give you a clear, private view of the market for your home.
