Quick Facts
This is the most expensive mistake available to a buyer searching this name, and the two places are five miles apart in different communities.
Twenty-six of the 33 sales in 2026 were in the towers, and the price per square foot between buildings varied by a factor of two. The building is the first decision, not the floorplan.
Bay Colony is a gated community inside a gated community. About 200 acres in the northwest corner of Pelican Bay, behind its own wall and sentry gate, with eleven condominium towers and a small number of single-family streets. The argument for the address is that you get two memberships rather than one.
The first is the private Bay Colony Beach Club on the Gulf. The second is the Pelican Bay Foundation, which every Pelican Bay owner joins and which brings the wider private beach, the trams and the beachfront restaurants. Both are paid for through fees rather than the purchase price.
Thirty-three properties sold between January and August 2026 at a median of $4,300,000. The towers and the houses behave so differently that the combined figure is worth splitting before you use it.
Twenty-six of the sales were tower condominiums, at a median of $3.87 million. The seven houses and villas closed at a median of $6.2 million and took more than three times as long to sell.
| Towers | Houses and villas | |
|---|---|---|
| Median sold | $3,872,500 | $6,200,000 |
| Sales | 26 | 7 |
| Median size | 2,900 sq ft | 6,001 sq ft |
| Per sq ft | $1,333 | $1,139 |
| Days on market | 91 | 317 |
Across all 33 sales the median was 91% of final asking price. The bottom row is the one to sit with: a house here takes three and a half times as long to sell as a tower unit.
The price per square foot ran from $2,021 at Remington down to $1,019 at Salerno — a factor of two inside one gated enclave, and that is before the single-sale buildings are counted. Every building that traded in 2026 is in the table below.
That spread is not arbitrary. Bay Colony shares its clubs, but each tower runs its own association and its own facilities, so pools, guest suites, parking, concierge and staffing differ building to building, and the fees differ with them. Establish which building before you compare two listings on price per foot.
| Building or neighborhood | What it is | 2026 sales | Median sold | Per sq ft | Days |

| Marquesa | Bay and preserve tower: 39 residences over 15 floors, three to a floor | — | — | — | — |
| Estates at Bay Colony | Estate homes around the Bay Colony Golf Club, which has its own membership separate from the beach club | — | — | — | — |
Read it as two columns rather than thirteen rows. The right-hand pair is where the decisions are: Salerno and Contessa clear quickly at the lower end, and Remington commands twice the price per foot and moves in six weeks.
Bay Colony Shores holds the largest homes and the longest waits, at a median of 708 days. That is where the negotiating room in Bay Colony sits, and where a seller needs the most patience.
Three of the seven house and villa sales took more than a year. Two Bay Colony Shores homes on Colony Drive closed in 2026 after 1,160 and 1,161 days on the market — more than three years each — at $12,125,000 and $11,350,000.
That is not a comment on the houses. It is what a market looks like when there are perhaps a dozen credible buyers in the world for a given property in a given year. For a buyer it means time and room; for a seller it means pricing for the buyer who exists.
Bay Colony owners have privileges at the Bay Colony Beach Club, a private Gulf-front club with staffed beach service, a pool, indoor dining, a Sunset Terrace and a Chickee bar. They are also automatically members of the Pelican Bay Foundation, which covers the wider private beach, the trams, the two beachfront restaurants, the tennis courts and the fitness center.
There is a tennis club of its own as well, with six courts and a pro shop. The cost of all this arrives as several separate bills, so ask for the building association fee, the Bay Colony Community Association fee and the Pelican Bay Foundation assessment itemised rather than as one number.
Bay Colony occupies the northwest corner of Pelican Bay, with the Gulf on its western edge and the Ritz-Carlton immediately to the north. Waterside Shops and Artis-Naples are a few minutes south, and downtown is roughly eight miles away.
The gate is the thing to notice. Bay Colony sits behind its own wall and sentry gate inside a community that is itself set back from US 41, which is why the enclave reads as quieter than the rest of Pelican Bay despite sharing its amenities.
Bay Colony Golf Club does not appear on this map. It sits several miles inland inside Pelican Marsh, which is the source of most of the confusion around this name.
Bay Colony suits a buyer who wants beachfront in a tower with a private club attached, and who will use both it and the wider Pelican Bay amenities enough to justify paying for both. It is the most contained address in North Naples, and the containment is the product.
It is the wrong search if you want a house rather than a tower, since the single-family market here is tiny and slow. It is also the wrong search if you want to avoid layered dues, which points to Pine Ridge Estates, or if you want a dock, which points to Aqualane Shores or The Moorings. Buyers drawn to the beachfront tower market with more inventory should look at Gulf Shore Boulevard and Park Shore.
For newer towers without the beachfront premium, Kalea Bay and The Dunes lie a few miles north on Vanderbilt Drive.

Owners weighing a sale should start with a Naples home value estimate, and note that comparables here are the other units in your own building rather than Bay Colony as a whole. Arrange a ConsultationCollier County Public Schools serves Bay Colony. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Bay Colony shares its school assignment with the rest of Pelican Bay, plus Naples Cay, Pine Ridge Estates and Seagate. Assignment runs by parcel, so confirm the specific building or address rather than relying on the community name.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.

Yes. Bay Colony is a gated enclave in the northwest part of the larger community, behind its own wall and sentry gate. Owners are automatically members of the Pelican Bay Foundation as well as the Bay Colony Community Association, so they carry both layers of membership and both sets of dues. The wider community is Pelican Bay.
A private Gulf-front club for Bay Colony residents, with staffed beach service, towels, chairs and umbrellas, food and drink service, a pool, indoor dining, a Sunset Terrace and a Chickee bar. It is separate from and additional to the two beachfront restaurants the Pelican Bay Foundation runs for the wider community.
Thirty-three properties sold between January and August 2026 at a median of $4,300,000, with the middle half between $2,900,000 and $6,000,000 and a full range from $1,900,000 to $21,000,000. Median size was 3,200 square feet at $1,308 per square foot, and buyers paid a median of 91% of final asking price.
Eleven condominium buildings, alongside single-family neighborhoods including Bay Colony Shores, Villa La Palma and Mansion La Palma. Each tower runs its own association, so pools, guest suites, parking, concierge and staffing vary between them, and so do the fees.
No, and this trips buyers up. Bay Colony Golf Club and the Estates at Bay Colony Golf Club sit several miles inland, in a different community altogether. The two areas share a master association and a name, but owners at the Estates have no access to the Bay Colony Beach Club on the Gulf. The golf club sits inside Pelican Marsh.
Yes. Ownership anywhere in Pelican Bay carries Foundation membership, which covers the private beach, the trams, the beachfront restaurants, the tennis courts and the fitness center. Bay Colony owners receive that in addition to their own club, which is the core of the value argument for the address.
Price per square foot ran from $1,019 to $2,021 between buildings in 2026, and the fees differ as much as the prices. We can tell you about the specific tower before you compare anything.
