Vanderbilt Beach is one of the busiest markets we cover, and the pattern across its sales is consistent.

Ninety properties in Vanderbilt Beach sold between 6 January and 22 September 2026 at a median of $1,077,500, from $150,000 to $22,050,000. That range is the widest of any community we cover, and it reflects a market that runs from studio condominiums to Gulf-front land.
Split by type, the two halves behave differently in price but similarly in pace.

The single biggest divide is position. The dearest buildings on Gulf Shore Drive sold between about $950 and $2,050 per square foot; the north-end buildings on Bluebill Avenue ran from $372 to $487. Vanderbilt Towers, the oldest and least expensive, dates from 1971 and includes plans of barely 400 square feet.
That spread is why the community median is close to meaningless on its own. Establish the building before anything else.

Conners Avenue produced the most sales, three, at a median of $2,400,000. Bayview, Channel and Seabee are the streets reached from Gulf Shore Drive, closest to the sand, and Bayview and Channel both sold above $4.4 million.
The two Gulf Shore Drive sales are a different proposition again: at $22 million each, one of them on 3,000 square feet, they are beach frontage rather than houses, and they should never be used as comparables for a canal home.
Vanderbilt Beach runs along Gulf Shore Drive from Pelican Bay north to Delnor-Wiggins Pass State Park, with Conners occupying the canal streets between Gulf Shore Drive and Vanderbilt Drive.
The county parking garage and public beach access sit at the end of Vanderbilt Beach Road, with the Ritz-Carlton beside them and LaPlaya at the northern end. Mercato and the shops on US 41 are a few minutes east.
Pelican Bay begins immediately south, and Kalea Bay lies north across Wiggins Pass on Vanderbilt Drive.
Vanderbilt Beach suits a buyer who wants the sand within walking distance and a choice of price levels, or a boater who wants a dock with Gulf access and the beach a few minutes away on foot. Its condominium market is one of the few on the Naples coast with an entry point under $500,000.
It is the wrong choice if you want a gate, a club or a quiet beach in season. For a gated beachfront enclave, compare Bay Colony or Naples Cay; for towers with resort amenities, Kalea Bay just north or The Dunes; for canal homes with deeper water and no bridges, Royal Harbor.
Just south, Seagate offers a smaller canal neighborhood with its own beach club, and Pelican Bay a far larger community with private beach access.
Browse the wider market through Naples condos for sale, Naples beachfront condos and Naples waterfront homes, or see every community in the Naples neighborhood guides. Boaters should see Naples homes with Gulf access and Naples condos with boat docks, and buyers at the top of the market Naples luxury homes. Owners weighing a sale should start with a Naples home value estimate, and school zoning is covered in our guide to Collier County schools.

Vanderbilt Beach is in North Naples, Florida, in the 34108 ZIP code, at the western end of Vanderbilt Beach Road between Vanderbilt Drive and the Gulf. It runs north of Pelican Bay to Delnor-Wiggins Pass State Park, covering about two-thirds of a square mile, with the Ritz-Carlton and LaPlaya resorts at either end.
Yes. Conners, also called Conners Vanderbilt Beach Estates, is the single-family neighborhood of about 500 canal homes immediately behind the beach, and the MLS records it within Vanderbilt Beach. Its 17 streets all end in cul-de-sacs, fourteen reached from Vanderbilt Drive and three from Gulf Shore Drive.
Ninety properties sold between January and September 2026 at a median of $1,077,500, from $150,000 to $22,050,000. The 73 condominium sales had a median of $915,000 at $606 per square foot, and the 17 Conners houses $3,200,000 at $1,024. The middle half of all sales fell between $700,000 and $2,000,000.
Most do. The canals run out through Vanderbilt Channel to Wiggins Pass and the Gulf, roughly twenty minutes by boat, and the majority of homes have a private dock. Bridge clearance, canal width and depth vary by street, so confirm the route and draft for a specific address before buying.
Collier County runs a public parking garage at the end of Vanderbilt Beach Road, beside the beach access, with metered parking that fills early in season. Delnor-Wiggins Pass State Park at the north end has its own lots and entry fee. Residents of the condominium buildings and Conners park on their own property.
Moraya Bay and The Vanderbilt are both directly on the sand, and they produced the highest prices per square foot of 2026. Gulf Shore Drive has buildings on both sides, so beachfront status varies address by address; those along Bluebill Avenue, such as Vanderbilt Towers and Gulf Breeze, look over the channel and the state park instead. Check the specific building.
