Vanderbilt Beach buildings differ more than most on pets and rentals.
A few practical points.

We can set prices, views, pet and rental rules side by side for the Vanderbilt Beach buildings on your list.
Arrange a ConsultationVanderbilt Beach condos sold at a median of $925,000 between 1 January and 23 October 2026, or $608 a square foot. Beachfront buildings sold at a median of $1,925,000, and those across Gulf Shore Drive at $790,000. Buyers paid a median 94.3% of the final asking price, and residences sold in a median of 88 days.
A few buildings, including Regatta and Vanderbilt Towers, allow rentals of a week or two. Most Vanderbilt Beach associations require 30 days or more: 50 of the 76 condos sold in 2026 carried a 30-day minimum. Confirm the rules, and any limit on the number of leases a year, with the association before you buy.
In some buildings. 42 of the 76 Vanderbilt Beach condos sold in 2026 were in buildings that do not allow pets, more than half. Buildings that do allow them usually set limits on weight or number. If you have a pet, confirm the rules in writing early, before you make an offer.
The Ritz-Carlton Residences, on the bay at the north end of the beach road, is the newest building on Vanderbilt Beach. The other condominiums are mostly from the 1970s to the 1990s, so the age of a building, its milestone inspection and its reserves matter as much as the view when you compare residences.
No. Vanderbilt Beach lies just north of Pelican Bay, between it and Delnor-Wiggins Pass State Park. It is a separate neighborhood, without Pelican Bay’s Foundation, trams or boardwalks, and its towers along Gulf Shore Drive stand directly on the beach rather than behind a mangrove preserve.
The building, its rules and which side of the road it stands on matter as much as the residence. We can compare them with you.
