Quick Facts
Membership is mandatory with ownership and it buys a specific list. Knowing what is on that list, and what is not, is most of what a buyer needs here.
Buyers routinely assume golf comes with the address. It does not, and the distinction costs real money.
Pelican Bay is the largest and most amenity-heavy of the North Naples coastal communities, and the one where the fee structure does the most work. Almost everything a buyer needs to understand here comes down to which of three organizations charges you, and for what.
Every owner belongs to the Pelican Bay Foundation, which runs the private beach, the trams, the two beachfront restaurants and the tennis and fitness facilities. That is the core of the value argument for the address, and it is paid for through fees rather than the purchase price.
Price is only part of the answer in Pelican Bay, because two units at the same asking price can carry very different costs to own. Roughly 95 separate associations set their own dues on top of the mandatory Foundation assessment, and the building with the higher monthly figure is sometimes the cheaper one overall once you account for what it includes.
The useful comparison is not price per square foot but the whole stack: Foundation assessment, building or sub-association dues, and Club Pelican Bay if golf matters. Ask for all three in writing before comparing two buildings.

Pelican Bay is really a collection of communities: about 6,500 residences in some 95 associations, from 1981’s Dorchester to Epique, still the newest tower. Twenty high-rises stand in the main section and eleven more inside Bay Colony.
The practical consequence is that no community-wide figure means much here. A Laurel Oaks condominium and a Bay Colony estate share a Foundation membership and very little else, so compare within the building or the enclave.
Elsewhere in Naples, several of the services included here are sold as a separate beach club membership with its own initiation and dues. In Pelican Bay the equivalent access is mandatory and priced through the Foundation. Whether that is good value depends entirely on use: a household that walks to the tram twice a week is getting something a household that never leaves the pool is paying for regardless. The Foundation publishes its amenity list and budget, and both are worth reading before an offer.

More than 500 acres of mangrove estuary sit between the residential neighborhoods and the Gulf, and the boardwalks and trams cross it rather than replacing it. That is why the beach here feels separated from the buildings in a way that Gulf Shore Boulevard frontage does not, and it is also why the walk or ride to the sand is part of the daily routine rather than a thirty-second stroll. Buyers who want to step off a lanai onto the beach should look at Park Shore or Naples beachfront homes instead.
Pelican Bay runs between US 41 and the Gulf of Mexico in North Naples, covering roughly 2,300 acres in ZIP code 34108. It is the largest of the coastal communities on this stretch.
The green band on the map between the housing and the shoreline is the point. More than 500 acres of mangrove estuary sit there, crossed by boardwalks and the tram line rather than built on, which is why the beach is a ride away rather than a step.
South of the boundary is Park Shore; north is Vanderbilt Beach. Waterside Shops and Artis—Naples sit at the southern edge, close enough to walk or cycle from much of the community.
Pelican Bay suits a buyer who will use the amenities. The mandatory bundle is good value for a household that uses the beach, trams, racquets and pavilion dining regularly, and poor value for one that does not, because there is no opting out.
It is the wrong choice for a boater — there are no private docks, and buyers who want one should look at The Moorings or Aqualane Shores. It is also the wrong choice for anyone who assumes golf is included, and for anyone who wants historic Naples, which is Old Naples.
Smaller beachside alternatives lie on either side: Seagate immediately south, and The Dunes and Kalea Bay north along Vanderbilt Drive.

Owners weighing a sale should start with a Naples home value estimate, since fee structure affects value here as much as finishes do.

Arrange a ConsultationCollier County Public Schools serves Pelican Bay. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Pelican Bay shares its assignment with Bay Colony, Naples Cay, Pine Ridge Estates and Seagate. It differs from Park Shore immediately south at both middle and high school, so that boundary matters more than the ones further down the coast.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.
The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Pelican Bay sits in North Naples between US 41 and the Gulf of Mexico, in ZIP code 34108. It covers roughly 2,300 acres, with Vanderbilt Beach to the north and Waterside Shops and Artis—Naples at its southern edge. The neighborhood immediately south is Park Shore.
Yes. Pelican Bay Foundation membership is mandatory with ownership, and it covers roughly three miles of private beach, the tram system that reaches it, beach attendants, chairs and umbrellas, and two members-only beachfront restaurants. This is unusual in Naples, where most private beach parks run on voluntary associations.
No. Club Pelican Bay is a separate, private, member-owned club with its own application, initiation fee, dues and waitlist. Its 27 holes sit inside the community but membership is not connected to owning a home here. If golf is the reason you are looking, treat it as a second decision with its own cost.
Electric trams run from stations in the neighborhoods along boardwalks through the mangrove preserve to the North and South beach facilities. Foundation materials report more than 900,000 rides a year. Access requires a Foundation member card, and the beaches operate from 9am to sunset.
Three separate layers. The mandatory Pelican Bay Foundation assessment covers the beach, trams, racquets, fitness and community center. Your building or sub-association charges its own dues, and those vary widely across roughly 95 associations. Club Pelican Bay, if you want golf, is a third and entirely optional cost.
Individual buildings and neighborhoods within Pelican Bay have their own entrances and security arrangements, and the community as a whole is access-controlled at its amenities rather than operating as one gated enclave. The beach, boardwalks and trams all require a Foundation member card.
The fee stack matters more here than the asking price, and it is different in every one of the roughly 95 associations. We can price the building you are considering.
