Search the newest Park Shore homes for sale & real estate below! Park Shore is a planned waterfront neighborhood in Naples, Florida, running from the Gulf of Mexico east to US 41, between The Moorings to the south and Pelican Bay to the north. Raymond L. Lutgert began it in the mid-1960s on about 760 acres with more than a mile of beachfront, and dug Venetian Bay, which separates the beachfront towers from the mainland. It holds roughly 600 single-family homes and 25 high-rises across five platted units. The private beach park belongs to a voluntary association, so beach access does not come automatically with ownership.

Quick Facts
Park Shore was platted in five units, and which one a property sits in tells you more about it than the address does.
The beach park is private and the association is voluntary. Buying here does not give you a card.
Park Shore is the most deliberately planned of the central Naples waterfront neighborhoods. It was not assembled street by street: one developer bought 760 acres, dug a bay, and laid out five plats that still determine what a property is and what it is worth.
That planning is why the neighborhood has such a clear shape: beachfront towers along Gulf Shore Boulevard, Venetian Bay with its waterfront shops, and single-family streets on canals inland. Each of the five plats still trades on its own logic.
There is no single Park Shore market. A Gulf-front tower on the west side of Gulf Shore Boulevard, a mid-rise overlooking Venetian Bay, and a single-family house with a dock on the mainland are three different products sharing one neighborhood name, and a published median for the whole area blends all three.
Ask which of the five plats a property sits in, then look for comparables from that plat rather than from the neighborhood. Beyond the plat, the variables that move price most are Gulf frontage, whether a dock comes with the house, floor and view in the towers, and whether beach access is building-owned or depends on an association membership.

Park Shore’s towers span more than forty years, from Horizon House in the 1960s to Aria in 2006, and the difference shows in floor plans, ceiling heights and association reserves as much as in price.
Buyers here usually search by building rather than by neighborhood, and for good reason: a 1983 atrium building and a 2002 tower a few hundred yards apart are different products with different costs behind them. Ask for the reserve study and the leasing rules on the specific building, since both vary widely.

Four items settle most of what matters here, and none of them appear on a listing portal:
Raymond Lutgert bought the land in the mid-1960s when it was considered the outskirts of town, several miles north of what was then the center of Naples. The plan called for Venetian Bay to be dug through the property, which did two things at once: it created a navigable channel with dockage for the mainland houses, and it gave the beachfront strip its own frontage on water at both the front and the back. That decision is why Park Shore has Gulf-front towers and boat docks in the same neighborhood, and why Coquina Sands to the south, which was platted differently, has neither high-rises nor docks.
Park Shore runs from the Gulf of Mexico east to US 41, with The Moorings immediately south and Pelican Bay to the north. The developer laid it out on roughly 760 acres with more than a mile of beachfront.
Venetian Bay is the feature to look for. It was dug as part of the plan and runs through the middle of the neighborhood, separating the beachfront towers on the west side of Gulf Shore Boulevard from the mainland streets and their boat docks to the east.
The Village on Venetian Bay sits on the bay near the center. Boats reach open water through Doctors Pass, shared with The Moorings. The private beach park is on the Gulf side, at the end of Park Shore Drive.
Park Shore suits a buyer who wants a beachfront tower with a view and services, or a mainland house with a dock and a short walk to the shops. It is the only one of the central waterfront neighborhoods with a shopping and dining district inside its own boundary.
It is the wrong choice if you want the historic streets and walkable restaurant grid, which is Old Naples, or a gated golf community. And it is the wrong choice for anyone who assumes the private beach park comes with the deed — the association is voluntary, and roughly 1,500 households belong.
Along the same coast, Seagate is a small canal neighborhood with a private beach club, Naples Cay a gated pocket of towers on the pass, and Vanderbilt Beach a mix of towers and canal homes further north.

Owners weighing a sale should start with a Naples home value estimate, since a Gulf-front tower and a mainland house price on entirely different logic.

Arrange a ConsultationCollier County Public Schools serves Park Shore. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Park Shore is where the elementary zone changes. It draws Sea Gate rather than Lake Park, unlike The Moorings immediately south, while still feeding Gulfview Middle and Naples High. Sea Gate Elementary is on Seagate Drive, inside the neighborhood.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.
The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Park Shore runs from the Gulf of Mexico east to US 41 in Naples, Florida, with Pelican Bay to the north. Venetian Bay runs through the middle, separating the beachfront strip from the mainland, and the ZIP code is 34103. The neighborhood immediately south is The Moorings.
No. The Raymond L. Lutgert Beach Park is private, 2.7 acres, and reserved for Park Shore Association members, who need a current card to enter. Some buildings hold their own beach rights instead. The nearest public beach access is at Lowdermilk Park, south in Coquina Sands.
Not automatically. The Park Shore Association is voluntary rather than a mandatory HOA, so ownership inside the platted subdivision makes you eligible to join but does not enrol you. Ask whether the seller holds a current membership and what re-application involves before you close.
Raymond L. Lutgert, a developer who had moved to Naples from Chicago, began the project in the mid-1960s on roughly 760 acres with more than a mile of Gulf frontage. He dug Venetian Bay, built The Village on Venetian Bay, and in 1978 deeded the beach park land to the residents association. He died in 2010 and the park now carries his name.
Yes, on the mainland side. Single-family homes along Venetian Bay have private docks, and boats reach the Gulf through Doctors Pass. Depth and clearance vary by canal, so confirm the route for a specific dock rather than assuming it from a neighbouring street.
It is the waterfront shopping and dining district inside Park Shore, built as part of the original development. It sits on Venetian Bay with boat dockage and holds boutiques and restaurants, and it is one of the reasons the neighborhood functions without leaving the boundary for everyday needs.
Which of the five plats a property sits in changes the comparable set, and beach access depends on a membership rather than the deed. We can confirm the detail for a specific address before you write an offer.
