Living in Park Shore

What comes with a Park Shore condo.

The beach
The Gulf-front towers have their own beach. Elsewhere, Lutgert Beach Park belongs to the Park Shore Association, which is voluntary, so beach access does not come automatically with ownership.
The Village
The Village on Venetian Bay, with its shops, galleries and waterfront restaurants, sits within the neighborhood.
Fees
The median of total annual fees for Park Shore condos sold in 2026 was $26,538, from modest garden associations to full-service towers.
Older towers
61 of the 102 tower sales in 2026 were in buildings completed before 1990. Read the milestone inspection, the reserve study and recent minutes.

Before You Buy

A few practical points.

Pets
52 of the 175 condos sold in 2026 were in buildings that do not allow pets. Confirm the rules early.
Rentals
Most residences carry a minimum lease of 90 days or more (118 of the 175 sold in 2026). Check the rules if you plan to rent the residence.
Beach membership
If you buy on the mainland, ask whether the seller holds a current Park Shore Association membership and what joining involves.
Representation
A listing agent works for the seller. See how we represent buyers.

Park Shore Condo FAQs

How much is a condo in Park Shore?

Park Shore condos sold at a median of $1,399,900 between 1 January and 23 October 2026, or $757 a square foot. Prices run from garden condos under $1 million on the mainland to Gulf-front towers above $5 million, where every 2026 sale at that level took place. Buyers paid a median 93.3% of the final asking price.

Are Park Shore condos on the beach?

Only the towers on the west side of Gulf Shore Boulevard stand on the beach, and their condos sold at a median of $2,000,000 in 2026. Residences on the mainland and Venetian Bay sold at a median of $824,000, and their owners reach the Gulf through Lutgert Beach Park, which is open to members of the voluntary Park Shore Association.

What was the top Park Shore condo sale in 2026?

A penthouse at The Regent sold for $26,000,000, the highest Park Shore condo price between 1 January and 23 October 2026. It was one of 14 Park Shore condo sales of $5 million or more that year, all of them in Gulf-front towers such as Le Rivage, Le Jardin and the Enclave at Park Shore.

Can I rent out a Park Shore condo?

Usually, but not for short stays. 118 of the 175 Park Shore condos sold in 2026 carried a minimum lease of 90 days or more, and some associations require longer terms, limit the number of leases a year or require approval of tenants. Check the building’s rules and the association documents before you buy if you plan to rent.

Do I have to join the Park Shore Association?

No. The Park Shore Association is voluntary, so buying a condo in Park Shore does not enroll you. Membership matters for beach access: Lutgert Beach Park, the 2.7-acre private beach park, is reserved for members with a current card. Ask whether the seller holds a membership and what joining involves before you close.
