Current Homes For Sale in Caymas

In Caymas, the Street Sets the Price

Houses of almost identical size sold for twice as much depending on which street they were on. That is the most useful thing to understand before comparing any two listings here.

Same size, twice the price
Two homes of 3,764 and 3,815 square feet on Caymas Terrace sold for $1,650,000 and $1,447,714, around $400 per square foot. Homes of 3,713 and 4,000 square feet on Caymas Way sold for between $2,975,000 and $4,030,515, at $800 to $1,000 per square foot.
The three streets are three price tiers
Caymas Terrace closed at a median of $1,348,857 and $463 per square foot. Moonflower Lane sat at $1,785,000 and $657. Caymas Way, with the largest homes, reached $2,537,288 and $707.
Why the gap is so wide
Two builders are working here at different price points, and lots differ in what they back onto. The MLS records neither the builder nor the lot position, so ask both before treating a listing as a comparable for another.
The floorplans repeat
The same sizes turn up again and again in the sales: 2,366, 2,627, 2,818, 3,324 and 4,000 square feet. That makes comparables unusually clean in Caymas, provided you compare the same plan on the same street.
What to ask about any listing
Which builder, which plan, and what the lot faces. With those three answers the recent sales give a reliable price; without them the community median is close to meaningless.

Builder Closings and Resales Tell Different Stories

Caymas is still being built, so its sales mix finished new homes, homes sold before completion and the first resales. They should not be read as one market.

Four sales closed at exactly list
Four of the 20 sales were recorded in the MLS after closing rather than marketed through it, and every one closed at precisely its list price. They were among the most expensive of the year, at a median of $2,761,872.
The marketed homes negotiated
The other 16 sold at a median of 95% of final asking price after a median of 87 days on the market. That is the figure to use when judging how much room there is on a listing you can actually see and tour.
Long waits need context
Several homes on Caymas Way took between 299 and 473 days to sell. In a community still under construction that can reflect a home listed before it was finished rather than weak demand, so ask when a listed home was completed before reading anything into its days on market.
Amenities arrive in stages
The 30,000-square-foot clubhouse and its 18-acre campus are the center of the community, and a sports park opened in 2026. In a new community amenities are finished in stages, so confirm what is open, and what the association fees will be once everything is running, before you buy.
There is a CDD on the tax bill
Caymas has a Community Development District, and its assessment appears on the Collier County property tax bill rather than as an association fee. It has an operations part that can change each year and a debt-service part fixed for the life of the bonds. Bond financing has been part of the district’s plans, so ask for the current assessment on the specific parcel, whether any of it was prepaid by the builder, and what it is expected to become. Details are published by the Caymas Community Development District.

What to Know Before Buying in Caymas

Caymas is one of the last large new-construction communities in Naples with lakefront to build on. About 443 homes on roughly 780 acres, half of it water and preserve, being built by two builders at two very different price points.

It sits east of Collier Boulevard, two miles south of I-75, with its gated entrance facing Naples National Golf Club. The clubhouse campus is the center of community life, and in a new community like this one the amenities arrive in stages.

What Does Caymas Cost?

Twenty homes in Caymas sold between January and August 2026 at a median of $1,790,000. In a community of repeating floorplans, the more useful figure is what each street has been selling for.

Caymas Way, with the largest homes, sold for about $250 more per square foot than Caymas Terrace. On this site the street says more about a listing’s likely price than its size does.

Street Sales Median sold Median size Per sq ft
Caymas Way 8 $2,537,288 3,519 sq ft $707
Moonflower Lane 7 $1,785,000 2,818 sq ft $657
Caymas Terrace 4 $1,348,857 3,065 sq ft $463
Moonflower Court 1 $1,575,000 2,627 sq ft $600
All 20 $1,790,000 2,936 sq ft $651

Caymas Terrace is the anomaly worth noticing: its median home is larger than Moonflower Lane’s and sold for less, at $463 per square foot against $657. Two of its sales were five-bedroom homes of over 3,700 square feet that closed under $1.7 million.

Same plan, same street — that is the comparable

Production building makes Caymas easier to price than most Naples communities, not harder. The same floorplans recur: two 2,366-square-foot homes, three at 2,627, three at 2,818, two at 3,324, two at 4,000. When a listing shares a plan with a recent sale on the same street, that sale is about as close a comparable as the market offers.

New construction, resale, or something in between

Buyers in Caymas can buy from a builder directly, buy a finished spec home, or buy a resale from an early owner. The three behave differently: the four sales recorded after closing all went at exactly list price, while the 16 marketed through the MLS closed at a median of 95% of final asking price. Where you buy from shapes how much negotiation is realistic.

Not a golf community, despite the view

The entrance faces Naples National Golf Club, and that tends to create the impression of a golf community. There is no course inside Caymas and no access to Naples National with the purchase. The amenity program is built around the clubhouse campus, the lakes and the sports park instead.

Where is Caymas?

Caymas sits on the east side of Collier Boulevard, about two miles south of I-75, with its entrance directly across from Naples National Golf Club. The map shows how much of the site is water: roughly half of the 780 acres is lakes and preserve.

The location is East Naples rather than the coast. Downtown and the beaches are a drive west, and the I-75 interchange is a few minutes north, which makes the airport and the rest of Southwest Florida easy to reach.

Fiddler’s Creek and Isles of Collier Preserve lie to the south, and the Collier Boulevard corridor has filled in with new communities over the past decade. Caymas is one of the last large sites along it.

Additional Caymas Information

Caymas suits a buyer who wants a new home in a gated, amenity-led community with lakefront lots, and who values a clean, modern build over an established setting. It is also one of the better places in Naples to price a home accurately, because the plans repeat.

It is the wrong choice if golf is the point, which suggests Fiddler’s Creek a few miles south, or if you want mature landscaping and an established resale history, which suggests an older community such as Grey Oaks. For another newer community in the same part of Naples, look at Isles of Collier Preserve.

South along 951, Marco Island trades the gate for the beach.

Browse the wider market through Naples homes for sale, Naples new construction and Naples gated communities, or see every community in the Naples neighborhood guides. Owners weighing a sale should start with a Naples home value estimate, and note that comparables here are the same plan on the same street. Caymas Schools

Collier County Public Schools serves Caymas. The schools below are the assignment returned for a representative address in the neighborhood.

Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.

Caymas is served by Lely Elementary, Manatee Middle and Lely High. The community is still being built, and new streets can fall differently as zoning is updated, so confirm the specific address rather than relying on the community name.

Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.

The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Caymas FAQs

Where is Caymas in Naples?

Caymas sits on the east side of Collier Boulevard, also known as SR 951, about two miles south of I-75 in the 34113 ZIP code. Its entrance faces Naples National Golf Club across the road. The sales center is at 9385 Caymas Terrace, and the community covers about 780 acres.

Is Caymas a golf community?

No. There is no golf course in Caymas; the clubhouse includes a golf simulator, but that is the extent of it. Naples National Golf Club across Collier Boulevard is a separate private club with its own membership, and buying in Caymas does not give access to it.

Who builds homes in Caymas?

The community is developed by Stock Development, and homes are built by Stock Luxury Homes and Pulte Homes. The two builders work at different price points, which is a large part of why homes of similar size sell for very different prices here.

What do homes cost in Caymas?

Twenty homes sold between January and August 2026 at a median of $1,790,000, with the middle half between $1,582,500 and $2,492,435 and a full range from $1,155,000 to $4,030,515. Median size was 2,936 square feet at $651 per square foot.

What amenities does Caymas have?

The centerpiece is a 30,000-square-foot clubhouse on an 18-acre lifestyle campus, planned with a resort pool, dining rooms, a theater, a golf simulator, fitness and activity rooms. A sports park opened in 2026. In a new community amenities are finished in stages, so confirm with the developer what is complete and open.

Does Caymas have a CDD?

Yes. The Caymas Community Development District is a special-purpose district under Chapter 190 of Florida law, and its assessment is collected on the Collier County property tax bill. It combines an operations charge, which changes each year, with a fixed debt-service charge, and the amount varies by parcel. The district publishes its budgets at caymascdd.net.
