The Naples Beach Club figure is nineteen times the Coquina Sands median on the same road, though it is a resort with private residences rather than a neighborhood. Among the three residential communities the spread is still more than threefold. Nothing about a Gulf Shore Boulevard address predicts which end of that you are looking at except the number on the building.

The address number is the shortcut

Each occupies a distinct run of the road, so the street number places a listing before you look at anything else. Numbers in the 800s and 900s are the Naples Beach Club resort. The 1100s to 1400s are Coquina Sands. From 1820 to 3483 is The Moorings, which accounts for half of all sales on the boulevard. From 3500 to 4951 is Park Shore, which holds the newer and larger towers and the widest price range on the road.

What you are actually buying into

For the three residential communities, the community determines three things the listing photographs will not show you. The association and its dues, which differ building to building and community to community.
