Quick Facts
On the Gulf side of Gordon Drive the house is often the least important part of the price. Buyers are paying for frontage, and the useful unit is dollars per foot of beach.
Gordon Drive is not a neighborhood. It crosses three, and which one a stretch of road sits in changes the price, the club eligibility and what is on the other side of the house.
Gordon Drive is the address in Naples that needs no neighborhood after it. It is a single road, a mile and a half long, with the Gulf on one side and deep-water bay and canal lots on the other, and it has produced the most expensive home sales in Florida.
It is also three different markets. The road starts among condominiums and houses in Old Naples, runs past the canal estates of Aqualane Shores, and ends among the largest beachfront parcels in Port Royal. Which of those a house sits in matters as much as the name of the road.
Only three homes on Gordon Drive sold in 2026, which is normal for a road this short and this expensive. Between them they span from $875,000 to $36.5 million, and the two houses show how much the community matters even at the top of the market.
Both houses were about 9,000 square feet. Both sold below asking, the Aqualane Shores house by 16% and the Port Royal house by 9%. The Port Royal house still closed $15.6 million higher.
| Community | Size | Asked | Sold | Per sq ft | Days |
|---|---|---|---|---|---|
| Port Royal | 9,074 sq ft | $39,995,000 | $36,500,000 | $4,023 | 156 |
| Aqualane Shores | 8,984 sq ft | $24,995,000 | $20,925,000 | $2,329 | 123 |
| Old Naples, Pierre Club | 1,200 sq ft | $950,000 | $875,000 | $729 | 153 |
| Property | Status | Price | Frontage | Per front foot |
|---|---|---|---|---|
| 2170, 2200 and 2340 Gordon Drive | Sold April 2025 | $225,000,000 | About 800 ft | About $281,000 |
| 2490 Gordon Drive | Sold March 2023 | $47,500,000 | About 158 ft | About $300,000 |
The two closed benchmarks sit remarkably close together, at roughly $280,000 and $300,000 per foot of beach, two years and $177 million apart. That consistency is what makes front footage the most useful single measure on this stretch of the road.
A listing well above $300,000 a foot is pricing in something beyond frontage, such as acreage or an unusually good position; one well below it deserves a close look at the survey and the lot depth.
The west side of Gordon Drive is beachfront: private stretches of the Gulf with sunsets over the water and, in Port Royal, some of the largest residential lots in Naples. The trade-off is exposure to the Gulf itself, which shows up in construction requirements, insurance and the Coastal Construction Control Line.
The east side backs onto Naples Bay and the canals, with protected deep-water dockage and a short run to the Gulf through Gordon Pass. It suits a buyer who wants a boat at the house more than sand at the door, and it trades on dock and water depth rather than on beach frontage.
Gordon Drive runs south from Old Naples to the tip of the Port Royal peninsula at Gordon Pass. On the map, the Gulf beach lines its western edge the whole way, while the bay and a grid of canals open up on the eastern side as the road passes through Aqualane Shores and Port Royal.
The record-setting parcels sit on the Gulf side in Port Royal, and Gordon Pointe occupies the far southern tip where the Gulf meets the pass. Gordon Pass itself gives boats on the bay side their route out to open water.
At the northern end, Third Street South and Fifth Avenue South are a few minutes away, which is why even the southern estates remain close to the restaurants and shops of downtown Naples.
Gordon Drive suits a buyer for whom the address itself is the point: private Gulf beach or deep-water dockage, within a short drive of Third Street South and Fifth Avenue South, on the road that holds Florida’s record sale. At the Port Royal end it is the top of the Naples market by any measure.
It is the wrong search if you want a whole neighborhood rather than a road, which points to Port Royal, Aqualane Shores or Old Naples as a whole. For beachfront living in a tower rather than an estate, look at Gulf Shore Boulevard or Bay Colony.

Owners on the Gulf side should start a valuation from price per front foot rather than per square foot, with a Naples home value estimate. Gulf-front estates set directly on the beach at the southern tip of Old Naples. Few change hands each year, and timing matters.

Gordon Drive runs about a mile and a half south from Old Naples, through Aqualane Shores and Port Royal, to the tip of the peninsula at Gordon Pass. It is in the 34102 ZIP code. The Gulf beach lies to the west of the road and Naples Bay and its canals to the east.
In April 2025 three adjacent Gulf-front parcels at 2170, 2200 and 2340 Gordon Drive sold together for $225 million, the most expensive residential sale in Florida history. Within that deal, 2200 Gordon Drive was recorded at $133 million, which Redfin ranked as the most expensive single home sold in the United States in 2025.
Three homes sold on the road in 2026: a condominium unit at the Pierre Club for $875,000, a house in Aqualane Shores for $20,925,000 and a house in Port Royal for $36,500,000. Gulf-front land trades on frontage rather than house size, and recent closed sales have come to roughly $280,000 to $300,000 per foot of beach.
Partly. The road runs through three communities: Old Naples at its northern end, then Aqualane Shores, then Port Royal to the south. It is the main road into Port Royal, but a Gordon Drive address does not by itself mean Port Royal, or eligibility for the Port Royal Club. For the community itself, see Port Royal.
Yes. The City of Naples maintains beach accesses at the ends of streets along the road, including 32nd and 33rd Streets near the southern end. Parking at those southern accesses is limited to holders of a city beach pass, which keeps that stretch of beach quiet.
Gordon Pointe is a gated compound at 100 Bay Road, at the southern end of Gordon Drive in Port Royal, with both Gulf and bay frontage. It has been listed at up to $295 million and returned to market at $271 million, making it one of the highest-priced residential listings in the country.
On the Gulf side, closed sales have run about $300,000 per foot of beach. We can set a Gordon Drive property against the frontage benchmarks and the community it sits in.
