Current Homes For Sale in Kensington

Priced Right, Kensington Homes Sell Quickly

Kensington is a small, settled market with only a few sales in any month. When a home is priced right it sells quickly, but the sales also show what happens when it is not.

A small, steady market
Thirty-four homes sold in Kensington between January and early September 2026, about four a month. In a community of roughly 565 homes, that pace means around one home in eleven changes hands in a year.
Attached homes moved fastest
The 19 villas, coach and carriage homes that sold went in a median of 35 days at 97% of final asking price. The 15 single-family homes took a median of 91 days and sold at 94%, so the smaller homes are the more liquid market here.
Kensington Gardens went in days
Three of the five Kensington Gardens homes marketed through the MLS sold within three days. Two closed above their asking price, one at $2,750,000 against $2,690,000 and one at $3,010,000 against $2,900,000.
The rest of the Gardens waited
The other two Gardens homes took 70 and 224 days and closed at 86% of final asking price. The sales records do not show whether price, condition or position made the difference, so it has to be judged home by home.
What it means
A buyer should be ready to act when a suitable home appears, because there may not be another for months. A seller should not assume a thin market will absorb any price: the slow Gardens sales show it will not.

Kensington Golf & Country Club Membership Is Optional

Published descriptions of Kensington disagree about whether owners must join the club. The community’s own master association settles it.

Not required
The Kensington Park Master Association states that owners must belong to the master association, but that membership in the Kensington Golf & Country Club is not required. Some agent sites describe it as mandatory; the association is the authority on its own rules.
The master association is required
Every owner pays into the Kensington Park Master Association. Villas, coach homes and carriage homes can also carry a condominium or neighborhood association fee, so ask for every budget that applies, since the combined figure is the true carrying cost before any club dues.
A trial membership
The club has offered a one-year Preview Social Membership, with its own fee and a capital contribution, for people who want to try the club before applying. Ask whether a preview option is available when you buy, since its terms are set year by year.
Full membership figures vary by source
Published golf initiation fees range from about $125,000 in older sources to $200,000 in more recent ones, and social initiation from $20,000 to $25,000. Golf membership is capped, so confirm both the current fees and whether there is a waitlist directly with the club.
Other club costs
Sources also mention a food and beverage minimum and capital contributions for members. Ask the club for its complete current schedule in writing before counting on any single figure.

What to Know Before Buying in Kensington

Kensington is one of the established golf communities of central Naples: built out, mature, and turned over to its members in 2003. About 565 homes surround an 18-hole course off Pine Ridge Road, a few minutes from I-75 and not much further from downtown.

What sets it apart from its neighbors is the choice. Owners here can join the club or not, and at a 2026 median under $1 million it is one of the lower-priced private golf communities on this site.

What Does Kensington Cost?

Thirty-four homes in Kensington sold between 12 January and 4 September 2026 at a median of $912,000, from $615,000 to $3,375,000. The community splits into two markets of almost equal size: attached homes and single-family houses.

They behave differently. The attached homes sold faster and closer to their asking price, while the houses took nearly three times as long to sell. That is the reverse of Fiddler’s Creek, where attached homes were the slower market.

Master association and optional club fees are additional. Sold to list is the sale price as a share of the final asking price, after any earlier reductions.

Westchester Attached 2 $747,500 $313 26
Hamlet Attached 3 $735,000 $348 48

Kensington Gardens sits in a price band of its own, at nearly twice the median of the next neighborhood and $719 a foot. Below it, the houses of Sheffield Villas, Yorktown and Canterbury Greens run from about $1.1 million to $1.5 million.

The attached neighborhoods cluster tightly between about $735,000 and $875,000, and they are where the market moved fastest. Wellington Place II sold in a median of 17 days, the fastest of the attached neighborhoods.

Kensington Gardens: fast when the price is right

Kensington Gardens is the community’s highest-priced neighborhood, with houses of about 3,200 to 4,700 square feet. In 2026 three of its five marketed sales went within three days, and two closed above their asking price.

The other two took 70 and 224 days and sold for 14% below asking. Same enclave, same year, very different outcomes, which is the clearest sign that buyers here are paying for specific homes rather than for the name.

Additional Kensington Information

Kensington suits a buyer who wants an established, gated golf community in central Naples without being obliged to join the club, and who values mature landscaping and a short drive to both I-75 and downtown. Its villas and coach homes are also among the more accessible ways into a private golf setting in this part of Naples.

It is the wrong choice if you want a newer home, since the community was built out two decades ago, or if you want to walk to the beach. For a mandatory-membership club community nearby with larger homes, compare Grey Oaks; for another community where golf is optional, compare Pelican Marsh; for land and no club at all, look at Pine Ridge Estates.

Two nearby clubs take the opposite approach to membership: Wyndemere requires every owner to buy in, while Tiburón caps golf and shares its courses with resort guests.

For acreage instead of a fairway, Livingston Woods lies a few minutes north with no association.

Browse the wider market through Naples homes for sale, Naples golf course homes and Naples gated communities, or see every community in the Naples neighborhood guides. Its villas, coach and carriage homes also sit within the market for Naples condos for sale and Naples golf course condos. Owners weighing a sale should start with a Naples home value estimate, and note that with so little inventory, pricing accurately matters more than waiting.
