Find up-to-date Barefoot Beach homes for sale and real estate below! Barefoot Beach is a guard-gated beach-to-bay community on Little Hickory Island, at the northwest corner of Collier County, Florida. It carries a Bonita Springs mailing address and sits outside the city limits, which catches out buyers who assume the postal address tells them the county. Homes run from Gulf-front estates to condominiums, with two gated bayside enclaves, Southport on the Bay and Bayfront Gardens, where most homes have a private dock. Thirty-one homes sold between October 2025 and August 2026 at a median of $2,600,000, and all but one closed below asking.

Quick Facts
This is the single most misunderstood fact about Barefoot Beach, and it has practical consequences for taxes, rules and schools.
Barefoot Beach negotiates harder than most communities we have measured. Thirty of its thirty-one recent sales closed below asking, in every one of its five enclaves.
Barefoot Beach is the last stretch of Collier County before the Lee County line, and the only one where the road ends in an undeveloped barrier island rather than another gate.
About 460 acres on Little Hickory Island, running beach to bay, with a 342-acre county preserve at the southern tip. It carries a Bonita Springs mailing address but sits in Collier County, which matters more than most buyers expect.
Thirty-one homes sold across Barefoot Beach between 30 October 2025 and 25 August 2026 at a median of $2,600,000, from a $750,000 condominium to a $15,500,000 Gulf-front estate. All but one closed below their asking price.
The community is five markets behind one gate. Condominiums in the Barefoot Beach Club sold at a median of $1,200,000, the bayside homes of Southport on the Bay and Bayfront Gardens at about $3.7 to $3.9 million, and the beachside estates at $7,525,000.
| Enclave | Sales | Median sold | Per sq ft | Sold to list | Days |

| Bayfront Gardens | 1 | $3,875,000 | $643 | 88% | 193 |
| Southport on the Bay | 10 | $3,725,000 | $816 | 93% | 159 |
| Villas at Barefoot Beach | 2 | $3,500,000 | $1,281 | 91% | 214 |
| Barefoot Beach Club | 14 | $1,200,000 | $695 | 89% | 189 |
| All | 31 | $2,600,000 | $813 | 92% | 172 |
Only one home sold above its list price: a Southport on the Bay house on Topanga Drive that closed at 104% of final asking price after more than a year on the market. Every other sale, in every enclave, came in under the asking price, and twelve of the thirty-one took more than 200 days to sell.
The widest gap was a Barefoot Beach Club condominium listed in April 2025 at $2,221,000 that closed in February 2026 at $1,200,000, or 54% of its final asking price, after 297 days. Two identical units nearby sold for the same $1,200,000 from asking prices near $1.3 million, which shows how far above the market that listing started.

Barefoot Beach is not one market but several behind a single gate. The beachside estates carry the highest prices and the shortest walk to the sand; the two bayside enclaves trade beach frontage for a private dock, and are generally the less expensive way into a single-family home here.
Southport on the Bay and Bayfront Gardens each sit behind a second gate of their own, with their own association. Owners there still have the Barefoot Beach gate, the beach and the preserve, and add a quieter street with a boat behind the house.
Southport on the Bay is the largest of the enclaves, with about 106 single-family homes along Southport Cove, San Mateo Drive, Malibu Cove and Topanga Drive on the shore of Little Hickory Bay. Most homes sit on the water with a private dock and lift, and the rest can buy or lease a slip at the enclave’s own marina when one is available.
Every home has deeded access to the beach, a few minutes away through the main community, and the enclave is known for comparatively low association fees. Ten homes sold here between January and August 2026 at a median of $3,725,000, from $2,600,000 to $6,250,000, and nine of the ten closed below asking.
Which street a home sits on mattered more than its size. The four sales on Southport Cove had a median of about 2,900 square feet and sold for $1,306 per square foot; the six on Topanga Drive were nearly twice as large, at about 5,100 square feet, and sold for $761.
Both streets reached almost the same median price, about $3.7 million. The sales records do not say why the Cove commands so much more per foot, so whether it is the water, the lot or the view has to be judged home by home.
Bayfront Gardens is a single private street, Bayfront Drive, at the southern end of Barefoot Beach, with roughly 25 to 30 homes. Every one fronts Little Hickory Bay with Gulf access by boat through Wiggins Pass or New Pass, and the opposite side of the street is preserve that will not be built on.
Homes here are typically three or four stories on pilings, with elevators and parking and storage at ground level, which gives the upper floors long views across the bay. One home sold in 2026, a house of about 6,000 square feet that closed in April at $3,875,000, 88% of its final asking price, after 193 days.
The Barefoot Beach Club is the condominium side of the community, in mid-rise buildings along Barefoot Beach Boulevard with residences of about 1,600 to 2,300 square feet. Fourteen sold between October 2025 and August 2026 at a median of $1,200,000 and $695 per square foot, and every one closed below asking, at a median of 89%.
It is the most accessible way into Barefoot Beach, and the busiest part of the market, but not a quick one: the median sale took 189 days. The Villas at Barefoot Beach are townhouses, and their two sales show how wide the range can be, at $1,500,000 and $5,500,000 for homes of almost the same size.
Barefoot Beach Boulevard ends at a 342-acre Collier County preserve holding about 8,200 feet of undeveloped Gulf beach — roughly a mile and a half with no hotels, no commercial frontage and no high-rise in view. It is one of the last undeveloped barrier island stretches in Southwest Florida.
That is the structural argument for the address. The land south of the community cannot be built on, so the view and the quiet are not dependent on anyone keeping a promise. The preserve is public and has its own entrance and parking; there is no public parking inside the gates.
The whole community lies within a FEMA special flood hazard area. That is unavoidable on a barrier island, and it is priced into insurance rather than into the asking price. Southwest Florida took a direct hit from Hurricane Ian in 2022, and on a beach-to-bay island the elevation, construction type and flood history of the specific house matter more than any community-level generalisation.
Ask for the elevation certificate, the current flood premium and what the property did in 2022 before you rely on any figure for carrying cost.
Barefoot Beach occupies the southern end of Little Hickory Island, reached from Bonita Beach Road via Hickory Boulevard and then Barefoot Beach Boulevard. The Gulf is to the west and Little Hickory Bay to the east, which is where the beach-to-bay description comes from.
Follow the boulevard south and it ends at the county preserve rather than at another community. That is the feature worth noticing on the map: the land below the houses is protected, so nothing will be built between them and the end of the island.
The county line runs just north of here. Everything on this island south of it is Collier County, which is why the Bonita Springs mailing address misleads so many buyers. Bonita Bay, a few minutes north, genuinely is in Lee County.
Barefoot Beach suits a buyer who wants a genuinely quiet beach address with a preserve rather than a neighbour to the south, and who is comfortable with barrier-island insurance and a small, slow resale market. The gated approach and the absence of public parking inside make it markedly quieter than the public beaches either side of it.
It is the wrong choice if you want walkable restaurants and shops, which is Old Naples, or a large club with golf, which is Audubon or Grey Oaks. Buyers who want beachfront with more inventory and quicker turnover should look at Gulf Shore Boulevard or Park Shore.
South along the coast, Kalea Bay offers new towers with rooftop pools, and Vanderbilt Beach a wider choice of buildings and canal homes.

Arrange a ConsultationCollier County Public Schools serves Barefoot Beach. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Barefoot Beach is served by Collier County Public Schools, not Lee County, despite the Bonita Springs mailing address. The assignment is the same as Audubon and the other North Naples communities. Aubrey Rogers High opened recently enough to have changed the zoning in this part of the county, so confirm the specific address rather than relying on older published lists.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.
The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Barefoot Beach occupies the southern end of Little Hickory Island, in the northwest corner of Collier County, Florida. It is reached from Bonita Beach Road via Barefoot Beach Boulevard, off Hickory Boulevard. The community is about 460 acres and runs from the Gulf of Mexico across to Little Hickory Bay.
Collier County. The community carries a Bonita Springs mailing address and sits outside the Bonita Springs city limits, in unincorporated Collier County. That matters for property taxes, short-term rental rules and school assignment, all of which follow the county rather than the postal address.
Thirty-one homes sold between October 2025 and August 2026 at a median of $2,600,000, from $750,000 for a condominium to $15,500,000 for a Gulf-front estate. Barefoot Beach Club condominiums sold at a median of $1,200,000, Southport on the Bay homes at $3,725,000 and the beachside estates at $7,525,000. All but one of the thirty-one closed below asking.
They are the two bayside enclaves inside Barefoot Beach, each behind a second gate with its own association. Southport on the Bay has about 106 single-family homes on Little Hickory Bay, most with a private dock; Bayfront Gardens is a single street of roughly 25 to 30 bayfront homes facing a preserve. Both share the main Barefoot Beach gate, the beach and the county preserve.
A 342-acre Collier County park at the southern tip of the island, holding roughly 8,200 feet of undeveloped Gulf beach. It is one of the last undeveloped barrier island stretches in Southwest Florida, with no hotels, no commercial frontage and no high-rise in view. It is open to the public and managed by Collier County Parks and Recreation.
Yes, and the enclave decides how. Most homes in Southport on the Bay and every home in Bayfront Gardens can have a private dock behind the house, with Gulf access through Wiggins Pass or New Pass. Southport owners without a waterfront lot can buy or lease a slip at the enclave’s marina. Ask about dockage for any home outside those two enclaves before assuming it has one.
