A Resort Inside the Gate Changes the Calculation

Tiburón is the only community we cover with a Ritz-Carlton resort inside it, and that shapes both the golf and the amenities a buyer can reach.

The courses are semi-private
The Gold course opened in 1998 and the Black in 2001, both designed by Greg Norman. Resort guests and outside play use one course each day while members have the other to themselves, which is unusual among Naples clubs of this standing.
Golf membership is optional and capped
Membership is not required to own here, and the golf category is capped at roughly 350, about 175 for each eighteen holes. Published figures put Medallion golf near $220,000 to join with dues around $17,120, and social membership at about $50,000 and $6,675.
Some residences carry a Signature Membership
Several condominium neighborhoods, including Castillo and Bolero, have been sold with a transferable Signature Membership giving access to the Ritz-Carlton resort pool, spa, fitness center, dining and beach shuttle. Confirm whether a specific residence carries one.
Tournament weeks are part of life here
The community hosts the LPGA’s CME Group Tour Championship and the PGA Tour’s QBE Shootout. For some owners that is the appeal; for others it means a week of crowds, road closures and restricted course access to plan around.
Check what your purchase actually includes
Ownership, golf membership and resort privileges are three separate things at Tiburón. Ask in writing which of them attaches to the residence you are buying and what each costs to keep.

Houses and Coach Homes Behave Differently

As in most Naples club communities, the two product types here sell at different prices and different speeds, and the gap is worth understanding before comparing anything.

Houses sold faster
The 7 single-family sales closed at a median of $2,825,000 and $828 per square foot after 69 days. Serafina’s two sales went at full asking price in a median of 36 days.
Attached homes took longer
The 16 coach homes and condominiums sold at a median of $1,700,000 and $644 per square foot after 119 days. Marquesa Royale and Esperanza both took a median of more than five months.
But the top coach homes rival the houses
Marquesa Royale sold at a median of $2,450,000 and $831 per square foot, above every single-family neighborhood except Serafina on a per-foot basis. Product type alone does not settle the price here.
Buyers negotiated on nearly everything
Twenty-one of the twenty-three sales closed below the final asking price and one above, at a median of 93%. Six sales took more than 200 days.
Compare within the neighborhood
Castillo at $550 per square foot and Marquesa Royale at $831 are both attached homes in the same community. The neighborhood, not the category, is the unit of comparison.

What to Know Before Buying in Tiburón

Tiburón is a gated community of about 541 residences on 800 acres, wrapped around two Greg Norman courses and the Ritz-Carlton Golf Resort. It is the only community we cover with a resort hotel inside the gate.

That arrangement gives owners access to resort amenities that most club communities cannot offer, and it also means the courses are shared with guests rather than reserved for members alone.

What Does Tiburón Cost?

Twenty-three homes in Tiburón sold between 9 January and 28 July 2026 at a median of $2,200,000, from $840,000 to $4,000,000. Buyers negotiated throughout: twenty-one of the twenty-three closed below the final asking price, at a median of 93%, after a median of 100 days.

Split the market by type and the pattern is clearer, though not as clean as it looks at first.

Type Sales Median sold Median size Per sq ft Sold to list Days
Single-family 7 $2,825,000 3,486 sq ft $828 93% 69
Coach homes and condominiums 16 $1,700,000 2,930 sq ft $644 94% 119
All 23 $2,200,000 2,940 sq ft $731 93% 100

Inland, the same money goes further: TwinEagles trades at about half this per square foot, and the Vineyards lower still.

Neighborhood by neighborhood

Tiburón neighborhoods with closed sales in 2026, highest median first. Neighborhoods with one or two sales are indicative only.
Neighborhood Type Sales Median sold Per sq ft Days
Marsala Single-family 3 $3,950,000 $822 147
Serafina Single-family 2 $3,025,000 $926 36
Norman Estates Single-family 2 $2,762,500 $764 46
Marquesa Royale Coach homes 5 $2,450,000 $831 159
Esperanza Coach homes 4 $2,150,000 $731 160
Castillo Condominiums 5 $1,375,000 $550 81
Bolero Condominiums 1 $1,275,000 — —
Ventanas Condominiums 1 $840,000 $573 239

Marsala led on price at $3,950,000 and Serafina on pace, selling at full asking price in a median of 36 days. At the other end, Ventanas took 239 days and Esperanza a median of 160.

The useful detail is that Marquesa Royale, a coach-home neighborhood, sold at $831 per square foot, higher than every single-family neighborhood here except Serafina. A buyer who assumes houses always command more per foot will misread this community.

What membership costs

Published membership figures for Tiburón Golf Club, compiled September 2026 from golf-community directories rather than the club. Golf membership is capped at about 350, roughly 175 per eighteen holes. Confirm current terms with the club.
Category Initiation Annual dues
Medallion golf About $220,000 About $17,120
Social About $50,000 About $6,675

Because golf is optional here, a buyer who does not play avoids the initiation entirely, which is not the case at several neighboring clubs. The cap of roughly 350 members still applies to those who do, so availability is a question to ask early.

The Signature Membership attached to some condominium residences is a separate matter again, and it is the one that reaches the Ritz-Carlton pool, spa, dining and beach shuttle. Two similar units can differ materially depending on whether one conveys.

Where is Tiburón?

Tiburón lies off Vanderbilt Beach Road east of Airport-Pulling Road, with the club at 2620 Tiburon Drive and the Ritz-Carlton Golf Resort inside the community. The two courses run through the middle, and the neighborhoods sit around them.

Mercato, Waterside Shops and the shops along Airport-Pulling Road are minutes away, and the Gulf beaches are roughly four miles west.

Kensington lies south on Pine Ridge Road, and Pelican Marsh sits west along Vanderbilt Beach Road.

Additional Tiburón Information

Tiburón suits a buyer who wants championship golf without a compulsory membership, resort amenities a short walk from the house, and a choice between an estate home and a coach home inside one gate. For golf spectators, the tournament calendar is part of the appeal.

It is the wrong choice if you want a members-only course or a quiet week in November. For private clubs where members alone play, compare Grey Oaks, Talis Park or Mediterra; for optional membership at a lower price, Olde Cypress or Kensington next door.

Inland, the Vineyards offers 36 holes with optional membership and a far wider range of prices.

Browse the wider market through Naples homes for sale, Naples golf course homes and Naples gated communities, or see every community in the Naples neighborhood guides. Its coach homes and condominiums sit within the market for Naples condos for sale and Naples golf course condos, and its estates among Naples luxury homes. Owners weighing a sale should start with a Naples home value estimate, and school zoning is covered in our guide to Collier County schools.

Tiburón Schools

Collier County Public Schools serves Tiburón. The schools below are the assignment returned for a representative address in the neighborhood.

Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.

Tiburón is zoned for Pelican Marsh Elementary and Aubrey Rogers High. Middle school assignment splits within the community: Marsala Way goes to North Naples Middle, while other addresses are zoned for Pine Ridge Middle. Both were confirmed on the county locator in September 2026. Check the specific address, since assignment runs by parcel.

Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.

The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.
