Quick Facts
In most communities larger homes cost less per square foot. At the Isles of Collier Preserve the opposite has held all year, and by a wide margin.
Minto has been building here since 2014 and was still closing new homes in 2026. That mixes two kinds of sale in the numbers, and they should be read separately.
The Isles of Collier Preserve is a Minto community built deliberately around what it did not develop. More than half of its 2,400 acres is lakes, wetlands and preserve, running into the Rookery Bay reserve on one side and Naples Botanical Garden on another.
What it leaves out is as important as what it includes. There is no golf course and no CDD, which keeps two of the larger annual costs of Naples community living off the bill.
One hundred and sixteen homes in the Isles of Collier Preserve sold between 5 January and 18 September 2026 at a median of $1,020,000. That single figure spans a very wide range of homes, from coach homes and small villas to large single-family houses on the best sites.
The most useful way to read the market here is by size, because price per square foot rises sharply as homes get bigger. That is unusual, and it means the community median understates the smallest homes and overstates the value of the largest.

At the top, Nevis Way and Warwick Avenue show two routes to a high price. Nevis Way sold large homes at close to $1,000 a foot but slowly; Warwick Avenue sold mid-sized homes at $664 a foot in under a month.
The Isles Club is the social center: a clubhouse modelled on the original 1888 Naples Beach Hotel, with a resort pool and lap pool, fitness center, tennis, pickleball, bocce and the Overlook Bar & Grill above the Cypress Waterway. From there, more than eight miles of trails and kayak blueways run out through the preserve.
The setting is the other half of the value. The community borders the Rookery Bay National Estuarine Research Reserve, Naples Botanical Garden and Dollar Bay, so much of the land around it will stay undeveloped. Buyers get that without a golf course to maintain or a CDD on the tax bill.
