Marco Island is a barrier island south of Naples, Florida, built around a network of man-made canals that place most of its homes on navigable water. For a Naples buyer it is a genuinely separate market, with different inventory, a different price structure, and listings held in a different MLS. Boats reach the Gulf of Mexico through Capri, Big Marco or Caxambas Pass, and bridge clearance varies by canal rather than being uniform across the island. The Gulf front is almost entirely mid-rise condominium. It is roughly thirty minutes from Naples by road, across the Jolley Bridge.

Quick Facts
Five differences that change how a Naples buyer should read a Marco Island listing.
Naples buyers routinely add Marco Island to a search late, after deciding they want a boat. If the boat is the point, the Naples Gulf access homes and waterfront homes pages cover the mainland equivalent.
The two markets sit half an hour apart and are often discussed together, but they behave differently enough that a search built for one will misread the other.
The two markets are often discussed together and behave differently. These are the differences that change how a buyer should search.
Marco is an island reached by two bridges, with most of its single-family homes on canals and most of its beachfront inventory in high-rise condominiums. A search built for Naples rarely translates to it directly.

Marco Island properties are published through the Marco Island Area Association of REALTORS®, while Naples properties run through the Naples Area Board of REALTORS®. A search tool drawing only on the Naples MLS will not show the full Marco inventory, which is the most common reason a buyer thinks the island has less available than it does.
Marco listings describe canal access as water direct or water indirect. Water indirect means at least one fixed bridge sits between the dock and open water, which caps the air draft of any boat kept there. The same constraint exists in Naples but is usually described community by community rather than as a standard listing term, so it is easy to miss when comparing the two. Aqualane Shores and Port Royal both reach the Gulf without a bridge, for example, but neither says so in a listing field.
Marco’s Gulf front is lined with mid-rise condominium buildings. Detached houses directly on the beach are effectively limited to Hideaway Beach. A Naples buyer looking for a beachfront single-family home is looking at a very small set on the island.
Most Marco condominium associations set a thirty-day minimum rental period. That rules out short-stay rental income, and it is a large part of why the island stays residential in character rather than turning over weekly.
Marco Island is a barrier island roughly thirty minutes south of Naples by road, reached across the Jolley Bridge on SR 951. The scale is worth noticing on the map: it is a genuinely separate place, not a district of Naples.
The canal network is the reason most of the island is waterfront. Boats reach the Gulf of Mexico through Capri, Big Marco or Caxambas Pass, and bridge clearance varies by canal rather than being uniform.
Because it is a separate city with its own MLS, a Naples-fed property search misses up to 20% of the listings here. Our sister site BuyMarco.com runs on the Marco Island feed.
Which market suits you usually comes down to the boat and the beach. If a deep-water dock with no fixed bridge is the priority, both markets can deliver it and the comparison is worth running properly. If the requirement is a detached house directly on sand, Naples has more of it. If the appeal is a quieter island where traffic does not pass through on its way somewhere else, that is Marco, and Naples cannot replicate it.
We work both markets. Marco Island inventory, community guides and island-specific search live on our sister site, BuyMarco.com, which draws directly on the Marco Island MLS. For Naples, start with the neighborhood guides or browse current listings.
On the mainland approach, Fiddler’s Creek offers a large club community and the Isles of Collier Preserve a gated waterfront alternative closer to Naples.
If the search is really about Naples, start with the Naples neighborhood guides, or browse Naples homes for sale and Naples condos for sale. Buyers weighing both markets at once usually want a Naples buyer’s agent who can pull from both MLSs.

Canals, Gulf beaches and a separate MLS of its own. Our Marco Island team covers the island street by street.
Arrange a ConsultationCollier County Public Schools serves Marco Island. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Marco Island is the exception in Collier County. Its middle school is a charter rather than a district school, and the zoned high school is on the mainland at Lely. Marco Island Academy, a charter high school on the island, is the alternative to that drive.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.
The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

No. Marco Island is a separate city south of Naples, with its own government and its own real estate market. It is in Collier County, as Naples is, but a Naples address and a Marco Island address are not interchangeable.
Because they draw on a different MLS. Marco Island listings are published through the Marco Island Area Association of REALTORS®, while Naples listings run through the Naples Area Board of REALTORS®. A search tool fed only by the Naples MLS will under-report Marco inventory. It is the most common reason a buyer thinks the island has less available than it does.
Not a different firm, but you do need one working from the Marco Island MLS. A Naples-only search will under-report what is available on the island, which is the single most common reason buyers think Marco has thinner inventory than it does. We cover both markets — Naples through this site, and the island through our sister site, BuyMarco.com, which runs on the Marco Island MLS.
Usually not on a weekly basis. Most Marco condominium associations set a thirty-day minimum rental term, and only a small number allow seven-day stays. The binding rule is the association declaration rather than the city: a voter-approved registration program from 2022 was nullified by Florida Senate Bill 250. Read the declaration and obtain a current estoppel before you rely on rental income.
Rarely. The Gulf front is almost entirely mid-rise condominium, and detached houses directly on the sand are effectively limited to Hideaway Beach, a gated community on the island’s north-west shore. Buyers wanting a beachfront single-family home should look at Naples beachfront homes instead.
The two markets use different MLSs, so one search will not show you both. Tell us what you are after and we will draw on both markets.
