Your guide to Kalea Bay condos for sale and real estate starts here. Kalea Bay is a gated community of five 22-story condominium towers on Vanderbilt Drive in North Naples, Florida, beside the Wiggins Pass estuary and the Cocohatchee River. Almost every residence is 3,200 to 3,300 square feet, and most look west or south-west toward the pass and the Gulf. Sixteen residences sold between February and August 2026 at a median of $4,225,000, and floor height explained most of the difference between them: each floor added about $137,000. The fifth and last tower, Tower 500, faces due south and offers the largest plans.

Quick Facts
Kalea Bay is as close to a controlled experiment as the Naples market offers. The residences are nearly all the same size, so the prices show what height alone is worth.
The towers went up one at a time, from 2017 onward. Age, orientation and finishes differ between them, and the sales suggest the tower matters as well as the floor.
Kalea Bay is a tower community built as a campus rather than a single building, and its last tower is only now being finished. Five 22-story towers share a gate, a club and a stretch of estuary, and each has its own rooftop pool.
It also has an unusual property for anyone trying to price it. Almost every residence is the same size, between about 3,200 and 3,300 square feet, so the sales show very clearly what a higher floor is worth.
Sixteen residences at Kalea Bay sold between 3 February and 4 August 2026 at a median of $4,225,000, from $2,700,000 to $6,900,000. For homes of nearly identical size, that is a spread of more than two and a half times.
Floor explains most of it. Grouped by height, the median price climbs steadily from the lower floors to the penthouses, and the price per square foot almost doubles on the way up.
| Floors | Sales | Median sold | Per sq ft | Days |
|---|---|---|---|---|
| 3 to 6 | 6 | $3,575,000 | $1,097 | 28 |
| 7 to 12 | 5 | $4,300,000 | $1,307 | 32 |

| Penthouse | 2 | $6,850,000 | $2,083 | 78 |
| All | 16 | $4,225,000 | $1,284 | 52 |
For context, The Dunes just south sells for appreciably less per square foot, and Bay Colony beachfront towers for more.

The seventh floor shows how much the tower can matter too. A seventh-floor residence in Tower 400 sold for $4,300,000 in 13 days; a seventh-floor residence in Tower 100, the oldest tower, sold for $3,300,000 after 190 days. Same floor, same size, $1 million apart.
Three sales closed on the day they were listed, which usually means a buyer was lined up before the listing went public. At Kalea Bay that has happened on the fourth, sixth and tenth floors, so a buyer waiting for a specific floor should ask to be told before it reaches the market.
Each tower is topped by a terrace of about 7,500 square feet with an infinity-edge pool, an open-air fitness area and a sky lounge, looking out over Wiggins Pass. It means every owner has a pool at the top of their own building, not just at a shared clubhouse.
At ground level, the Kalea Bay Club adds three resort pools, including an adults-only pool, restaurants and a wellness center. The estuary and preserve around the towers keep the setting open, and Delnor-Wiggins Pass State Park is a short drive away for the beach.
Kalea Bay sits on Old Coast Road off Vanderbilt Drive, just north of Wiggins Pass Road in North Naples. The map shows its setting: the Wiggins Pass estuary and the Cocohatchee River around the towers, with the pass itself and the Gulf beyond.
Aqua at Pelican Isle is the nearest neighbor to the south. Delnor-Wiggins Pass State Park and Barefoot Beach are a few minutes away, and US 41, Mercato and the shops along Vanderbilt Beach Road are a short drive east and south.
Most residences face west or south-west toward the pass and the Gulf. Tower 500, the last to be built, faces due south, which gives it a different view from the other four.
Kalea Bay suits a buyer who wants a large, new condominium with a Gulf and pass view, a rooftop pool in their own building and a gated campus with a club, in North Naples rather than downtown. Because the residences are so alike, it is also one of the easiest tower communities to price accurately.
It is the wrong choice if you want to be on the beach itself, which points to Gulf Shore Boulevard or Bay Colony, or if you want a house rather than a condominium, which points to Barefoot Beach or Collier’s Reserve nearby. For a golf community in the same part of Naples, look at Audubon.
For towers at a lower entry point, The Dunes lies just south, and Vanderbilt Beach mixes older buildings with canal homes behind the sand.

Arrange a ConsultationCollier County Public Schools serves Kalea Bay. The schools below are the assignment returned for a representative address in the neighborhood.
Assignment runs by parcel, not by neighborhood. Two houses on the same street can be zoned differently, and the district redraws boundaries from time to time. Check the specific address before relying on it.
Kalea Bay is zoned for Naples Park Elementary, North Naples Middle and Aubrey Rogers High, confirmed on the county locator for 13925 Old Coast Road. All five towers share one site, so the assignment is the same throughout, but check the specific address if zoning changes.
Private school distances are straight-line approximations from the neighborhood, offered for orientation rather than as a recommendation.
The district states that its maps provide general information and that accuracy is not guaranteed, nor should a result be taken as a guarantee of placement. Look up any address on the CCPS attendance zone locator, or call the Department of Student Assignment on (239) 377-0540.

Kalea Bay is on Vanderbilt Drive just north of Wiggins Pass Road in North Naples, Florida, in the 34110 ZIP code. The towers sit on Old Coast Road beside the Wiggins Pass estuary and the Cocohatchee River, with Aqua at Pelican Isle just to the south. Delnor-Wiggins Pass State Park is a few minutes away.
Five towers of 22 stories each, with roughly 580 to 600 residences in total on a site of about 480 to 500 acres. Much of the land is estuary and preserve rather than buildings. The towers were built one at a time, from Tower 100 in 2017 to Tower 500, the last.
Sixteen residences sold between February and August 2026 at a median of $4,225,000, with a range from $2,700,000 to $6,900,000. The median was $1,284 per square foot, and buyers paid a median of 95% of final asking price. Because nearly every residence is the same size, floor height drives most of the price: about $137,000 per floor.
Tower 500 is the last of the five towers and is built differently from the other four. It faces due south rather than south-west, has 10-foot ceilings, and adds larger plans of about 3,450 and more than 4,300 square feet. Those differences make its prices harder to compare directly with the earlier towers.
Each tower has a rooftop terrace of about 7,500 square feet with an infinity-edge pool, an open-air fitness area and a sky lounge. The Kalea Bay Club adds three resort pools, including an adults-only pool, restaurants and a wellness center. Ask what the association and club fees cover for a specific residence.
Yes. Kalea Bay is a gated community with 24-hour manned security, according to the community’s own website. The gate and the fact that all five towers sit within one campus are part of what distinguishes it from standalone Gulf-front towers elsewhere in Naples.
Each floor has been worth about $137,000 in 2026, and the same floor has sold $1 million apart in different towers. We can place a listing against the sales above and below it.
