Land in Naples ranges from rural acreage to the most valuable residential lots in Florida. From January to September 2026, 397 lots and acreage parcels sold at a median $160,000, about $71,000 an acre, with most of the volume in Golden Gate Estates, where a typical 2¼-acre homesite sold for $130,000. On the coast it is a different market: the year’s top land sale was a $37 million lot in Old Naples. With roughly 15 months of supply and land selling at a median 91.2% of list price, buyers have more room to negotiate than in almost any other part of the Naples market.

Golden Gate Estates, east of I-75, is the largest land market in Naples and one of the largest platted subdivisions in the United States. It accounted for 263 of the 397 land sales from January to September 2026, at a median $130,000 for about 2.3 acres, or roughly $60,000 an acre.
Homesites are typically 1.14, 2.27, 2.5, 2.73 or 5 acres, zoned for estate residential use, and many rely on private wells and septic systems rather than central water and sewer. With 378 parcels listed at a median $169,900, it is a buyer’s market for anyone planning a custom home with room to spare. West of US 41, vacant lots are rare and most new homes rise on the site of an older one. When a buildable coastal lot does sell, it sets the price of the land under every home around it. In 2026 that included a $37 million lot on 5th Avenue South in Old Naples and a $19.5 million lot on Gordon Drive in Port Royal. For finished homes at that level, see Naples luxury homes.
Waterfront lots of every kind sold at a median $1,399,500 from January to September 2026, against $750,000 in the same months of 2025, a figure that moves with the handful of Gulf and bayfront lots that trade each year. For homes on the water, see Naples waterfront homes and Gulf access homes.
| Neighborhood | Lot sales | Median price | Highest sale |
|---|---|---|---|
| Port Royal | 5 | $11,000,000 | $19,500,000 |
| Aqualane Shores | 4 | $5,200,000 | $5,525,000 |
| Old Naples | 16 | $3,412,500 | $37,000,000 |

| The Moorings | 8 | $2,762,500 | $5,050,000 |
| Park Shore | 10 | $2,581,250 | $7,500,000 |
| Vanderbilt Beach (Conners) | 9 | $2,495,000 | $5,500,000 |
| Seagate | 2 | $2,000,000 | $2,000,000 |
| Naples Park | 19 | $580,000 | $1,035,000 |
Every price range has more than nine months of supply, and the middle of the market, from $500,000 to $1 million, has the most. Well-priced lots still sell; overpriced ones can sit for years.

The checks that decide what you can build.
From permit to keys.
Experienced buyers often price the land, site work and construction accurately, then leave Collier County’s impact fees out of the budget. The county charges them on every new home to fund schools, parks, roads and other public services.
On a single-family home under 4,000 square feet, the county’s fees alone come to $23,764 under the schedule in force since 1 May 2026, before water, sewer and fire district fees. They must be paid before the certificate of occupancy is issued, and fire fees at permit, so build them into the budget from the start.
From Dan Boyle, October 2026
From January to September 2026, residential lots in Naples sold at a median $160,000 and acreage parcels at $170,000. Prices range from under $100,000 for inland homesites to tens of millions for Gulf-front lots in Old Naples and Port Royal.
Many do not. Much of Golden Gate Estates relies on private wells and septic systems rather than county water and sewer. Check utilities, soil and drainage for each parcel before you buy, and budget for a well and septic system if the lot has neither, since both add cost and time to a build.
Waterfront lots sold at a median $1,399,500 from January to September 2026, from canal lots in Vanderbilt Beach to a $19.5 million waterfront lot on Gordon Drive in Port Royal. Water access and frontage drive the price more than size.
About $60,000 an acre at the median from January to September 2026. A typical homesite of about 2¼ acres sold for $130,000. Price varies with location, road frontage, how much clearing the lot needs and whether county water reaches it, so two lots of the same size can differ widely.
Yes. About 657 lots and acreage parcels were for sale at the start of October 2026, roughly 15 months of supply, and land sold at a median 91.2% of list price. Buyers have time to compare and room to negotiate.
Not always. Zoning, flood elevation, wetlands, utilities and deed restrictions all affect what you can build, and some parcels need environmental permits before any clearing. Check each one during your inspection period, before you close, with a survey and a call to the city or county permitting office.
