Rules That Shape Ownership

Vanderbilt Beach buildings differ more than most on pets and rentals.

Pets
42 of the 76 condos sold in 2026 were in buildings that do not allow pets. Regatta and Gulf Breeze are among those that do, within limits.
Rentals
Most buildings set a minimum lease of 30 days or more. A few, including Regatta and Vanderbilt Towers, allow weekly or two-week rentals, which suits buyers who plan to rent the residence when they are away.
Fees
The median of total annual fees for Vanderbilt Beach condos sold in 2026 was $17,300. Beachfront towers with staff and amenities run higher.
Building age
Most buildings date from the 1970s and 1980s. Read the milestone inspection, the reserve study and recent minutes before you make an offer.

Before You Buy

A few practical points.

Flood and elevation
Gulf Shore Drive sits close to sea level. Ask for the elevation certificate, flood zone and insurance history.
Boat docks
Some bayside buildings have docks. Confirm whether a slip comes with the residence or is leased separately.
Representation
A listing agent works for the seller. See how we represent buyers.

Vanderbilt Beach Condo FAQs

How much is a condo on Vanderbilt Beach?

Vanderbilt Beach condos sold at a median of $925,000 between 1 January and 23 October 2026, or $608 a square foot. Beachfront buildings sold at a median of $1,925,000, and those across Gulf Shore Drive at $790,000. Buyers paid a median 94.3% of the final asking price, and residences sold in a median of 88 days.

Which Vanderbilt Beach condos allow short-term rentals?

A few buildings, including Regatta and Vanderbilt Towers, allow rentals of a week or two. Most Vanderbilt Beach associations require 30 days or more: 50 of the 76 condos sold in 2026 carried a 30-day minimum. Confirm the rules, and any limit on the number of leases a year, with the association before you buy.

Are pets allowed in Vanderbilt Beach condos?

In some buildings. 42 of the 76 Vanderbilt Beach condos sold in 2026 were in buildings that do not allow pets, more than half. Buildings that do allow them usually set limits on weight or number. If you have a pet, confirm the rules in writing early, before you make an offer.

What is new on Vanderbilt Beach?

The Ritz-Carlton Residences, on the bay at the north end of the beach road, is the newest building on Vanderbilt Beach. The other condominiums are mostly from the 1970s to the 1990s, so the age of a building, its milestone inspection and its reserves matter as much as the view when you compare residences.

Is Vanderbilt Beach part of Pelican Bay?

No. Vanderbilt Beach lies just north of Pelican Bay, between it and Delnor-Wiggins Pass State Park. It is a separate neighborhood, without Pelican Bay’s Foundation, trams or boardwalks, and its towers along Gulf Shore Drive stand directly on the beach rather than behind a mangrove preserve.
