A number is only useful if it reflects what buyers will actually pay. Our Naples home valuations are based on real sales: the most comparable homes sold in your building or neighborhood, drawn from NABOR MLS data and adjusted for the views, water, condition and amenities that set your home apart. We add what we know about today’s buyers, including those who never appear online, and give you a clear price range. Tell us about your home below; there is no cost and no obligation.
When you are ready to sell, those same powerful insights shape how we bring your home to market. Our proprietary marketing ensures targeted visibility, placing your home before qualified buyers in the markets Naples draws from, across our private network and through our off-market exchange.
Valuations are the first step in selling with Land & Sea.
Naples Values at a Glance

Every valuation is prepared by the agents who sell Naples homes for our clients, so it reflects what buyers are paying now.
Your details are kept private and used only to prepare your valuation.
A valuation prepared by people, not an algorithm.
Automated estimates average what they cannot see.

Naples does not operate as one market. Sellers see headline sales in the luxury market, assume the same pricing strength applies to their property and list high to leave room for negotiation. Buyers rarely see it that way, and a poor launch can make a strong property look stale within weeks.
We price from the smallest meaningful market segment possible: a specific building, subdivision, street, view, floor plan or membership category, rather than Naples as a whole. And we resist “buying the listing” with a price the market will not pay.
Two condos with similar asking prices can also have very different financial profiles if one association has stronger reserves, lower assessments or more predictable future expenses. Pricing against them as if they were comparable is a mistake.
From Dan Boyle, October 2026
Naples homes sold at a median of $825,000 from January to September 2026, up 4.9% on 2025, and condos at $450,000, down 4.3%. Values vary widely by neighborhood, water and condition, so a citywide median says little about one home. A private valuation prices yours from its closest comparable sales.
They are a rough starting point. Automated estimates cannot see views, floor, water access, renovations or club memberships, which drive much of the value of a Naples home. A valuation based on comparable sales and the home itself is far more reliable.
We review your home and its comparable sales, then share a realistic price range and the reasoning behind it. There is no obligation to list, and you are welcome to ask about any of the comparable sales. If you decide to sell, we can talk through how to sell your house in Naples.
We start with the most similar recent sales from NABOR MLS data, then adjust for what buyers pay for: views, water, condition and amenities. We add what we know about current buyer demand, including off-market buyers. See our Naples real estate market report for the wider picture.
Yes. There is no cost and no obligation, and your details are used only to prepare your valuation. Many owners request one well before they plan to sell, to understand their position, plan improvements or decide on timing for the winter season, when Naples buyer activity peaks.
It helps. Alongside the price range, we show how similar homes have sold through the year, how long they took and how far below list, so you can judge whether to list now or wait for the season. The decision stays yours, and a valuation never commits you to selling.
Once you have your valuation, we’ll walk you through what it means, what similar homes are competing with now and how we would bring yours to market.
