Buying a home in Naples or on Marco Island should feel exciting, not stressful. Land & Sea International Realty was founded in 2018, and its founders have guided Naples and Marco Island buyers for 14 years, from the first search to the closing table, including many who buy from out of state or overseas without being here for every step. We know the buildings, the streets and the association rules, we bring clients off-market opportunities, and in our market the buyer’s agent is customarily paid by the seller as part of the purchase.

We were moving to the Naples area and Sue was the only Realtor® that followed up with us after requesting information. Since then, we have used Land and Sea to buy two homes in Naples and the process has been handled expertly.
If you are looking to purchase a property remotely this is the team to work with. Sue made it seamless from start to finish for my wife and I to purchase a property from 1,500 miles away.
We met Sue several years ago and she has always kept in touch. We ended up buying remote with Sue FaceTiming several properties. The process was seamless and efficient without issue.
We were remote buyers, so we absolutely needed a Realtor® who was responsive, professional and reliable. The Boyle Team exceeded our expectations!
We have bought and sold four condos and a house with Land & Sea. Sue Boyle is professional, patient (we’re old), and very accommodating. My husband and I highly recommend Land & Sea.
We wanted to work with people that knew the market, that were easily accessible, and who’s goal was our satisfaction. We found all of this and more with Sue Boyle and her team.
She found my beautiful condo the first day, and hand held me through the entire process. I now own my own piece of paradise!
Sue, Abbey, and their team are experienced, professional, and helpful. They gave excellent advice in a friendly, concise, and timely manner throughout the buying process.
In Naples and on Marco Island, the buyer’s agent is customarily paid by the seller as part of the purchase. Compensation is set out in writing before we begin, so you know exactly how it works before you tour a home.
A cash purchase can close in a few weeks once the contract is signed; a financed purchase usually takes 30 to 45 days. Condominium association approvals and insurance can add time, so we start both early. Our Naples buyer’s guide sets out each step.
Look for an agent who knows the specific neighborhoods and buildings you are considering, answers quickly, and can show recent sales and reviews from buyers like you. Ask how they find homes that never reach the MLS, and how they handle inspections, insurance and approvals.
Yes. Since August 2024, buyers and their agents must have a written agreement before touring homes together. We usually work under an exclusive buyer brokerage agreement, and for a first showing we can begin with a simpler showing agreement.
Yes. Many of our clients buy remotely. We tour properties by live video, attend inspections for you, and coordinate electronic signatures and a remote or mail-away closing with the title company.
It is wise to have one. The builder’s sales staff represent the builder, while your agent represents you on price, upgrades, contract terms and inspections. Many builders pay the buyer’s agent, but most require the agent to accompany you on your first visit, so bring us from the start.
Many do. Associations in Naples and on Marco Island commonly require an application, and sometimes an interview, before closing. Rules on rentals, pets and vehicles vary by building, and we review them before you make an offer. Compare buildings in our Naples condos guide.
Yes. Our founders have served Naples and Marco Island for 14 years. For Marco Island homes and condos, see our dedicated site, BuyMarco.com. Many buyers compare both before they choose; our Marco Island and Naples comparison sets out the differences.
